RESOLUTION NO. 91-15
A RESOLUTION SETTING FORTH APPROVAL OF MOBILE HOME PARK PLANS FOR
EL RODEO VILLAS MOBILE HOME PARK, BEING A PORTION OF THE NW~
SECTION 25, TOWNSHIP 19 NORTH, RANGE 22 WEST, LOCATED IN THE
SOUTH MOHAVE VALLEY AREA, MOHAVE COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on January 7, 1991, a public hearing was
conducted to determine the approval of the mobile home park plans
for El Rodeo Villas Mobile Horne Park, and
WHEREAS, El Rodeo Villas was previously known as Athanas
Mobile Home Park but has changed ownership and the original
design has also changed.
This park is located approximately 1
1/4 miles east of Highway 95 on the south side of El Rodeo Road.
Surrounding land uses consist of Emerald River to the east,
Beverly Hills Estates to the south and west and the proposed Mesa
Vista to the north.
The current plan for this 10 acre parcel
proposes 74 lots and a 20,000 square foot recreation area, and
WHEREAS, the Commission at their meeting on December 12,
1990 did recommend approval of the mobile home park plans for El
Rodeo Villas Mobile Home Park, contingent on the following
conditions:

1. These lots will not be for sale unless or until they
have been aEproved as subdivided parcels by Mohave
County Planning and Zoning and have met all
requirements of the State of Arizona.
2. The typical setback detail be modified to reflect the
required 20' combined setback.
3. A typical stand be included on the improvement plans
indicating location of parking, pad and hookups.
4. Two additional lighting standards be placed in the mid
portion of the center and western streets.
5. A meets and bounds legal description be provided.
6. Additional trash receptacles be provided to meet
minimum standards.
7. Plans for the proposed pool be submitted to ADEQ and
Mohave County Division of Environmental Health.
8. Plans for the recreation facilities be submitted to the
Mohave County Building Department.
9. Pertinent Zoning (Building) permits be obtained.
10. Fort Mojave Mesa Fire Department approve the location
and fire flow of the fire hydrants in this facility and
the applicant be aware that an additional hydrant may
be required for the recreation facility.
11. The applicant comply with all applicable provisions of
Sections 25, 26, 27, & 31 of the Mohave County Zoning
Regulations.
12. Arizona Department of Water Resources approves the
water supply and distribution system.
13. Arizona Department of Environmental Quality approves
the quantity and quality of the water supply.
14. Arizona Department of Environmental Quality approves
the use and design of the sewage treatment facility for
this development.
15. The bench mark description as shown on the site plan
received by Mohave County Public Works on December 7,
1990 is incorrect. The description should read as
follows:

16. Public Works Department recommends that the developer
be required to provide a stop sign at the intersection
of Private Road B'and EI Rodeo Road to aid in safe and
adequate traffic circulation onto and along El Rodeo
Road.
17. The drainage report appears adequate and the Public
Works Department has no problem with the approval of
this development.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at
their
regular
meeting
on
Monday,
January
7 ,
1991,
conditionally
approved
these mobile
home
park
plans
as
recommended by the Mohave County Planning and Zoning Commission
and outlined herein.
