PAGE 1 OF 3 BOS RECORDING fEE 0.00 He RESOLUTION NO. 91-46 A RESOLUTION SETTING FORTH THE REZONING OF A PORTION OF GOLDEN VALLEY RANCHOS UNIT 14, BLOCK C, LOT 3, FROM; A-R/2A (AGRICULTURAL RESIDENTIAL/TWO ACRE MINIMUM LOT SIZE) ZONE, PROPOSED TO BE: A-R/1A (AGRICULTURAL RESIDENTIAL/ ONE ACRE MINIMUM LOT SIZE) ZONE, LOCATED IN THE GOLDEN VALLEY AREA, MORAVE COUNTY, ARIZONA WHEREAS, at the regular meeting df the Mohave County Board of Supervisors held on February 4, 1991, a public hearing was conducted to determine whether approval should be granted to Kenneth R. and Norma B. Burton of Kingman, Arizona for a rezoning from existing A-R/2A (Agricultural Residential/Two Acre Minimum Lot Size)) zone to A-R/1A (Agricultural Residential/One Acre Minimum Lot Size) zone, located two (2) lots south of the Bolsa Drive and Emery Park Road intersection in the Golden Valley area, and WHEREAS, Unit 14 is located approximately 9 miles west of the Highway 68 & 93 junction and approximately 3 miles south of Highway 68. The subject property is accessed from Highway 68 via Egar Road south approximately 2 1/2 miles to Bolsa Drive thence east 3/4 mile to Emery Park Road thence south approximately 600 feet on the west side of the street, and ~,- .... , - r- 4Il'AGE 2 OF 3 .. BK 1851 PG 261 (FEE~91- 6322) ~- WHEREAS, review of floodplain map #040058-2325B indicates this area is clear of flooding potential. Surrounding land uses consist of mostly vacant land and some residential uses. The north part of this unit is developing and the paving of Egar and Estrella Roads may spur further development. The applicant has indicated his desire to split this lot into two lots with frontage on Emery Park Road, and WHEREAS, a public hearing before the Mohave County Planning and Zoning Commission on January 9, 1991 did generate a recommendation of approval of this zone change request contingent upon the following: 1. Submittal and recordation of a Parcel Plat prepared in accordance with Article 3.16 of the Mohave County Subdivision Regulations. 2. The establishment of a minimum lot size based on the size of parcels per the recorded Parcel Plat. 3. Each parcel shall have legal access. 4. Each parcel shall meet or exceed one (1) acre exclusive of road easements. 5. The Parcel Plat shall show any surface drainage or FEMA flood zones. 6. The rezone shall not become effective for at least thirty (30) days after final approval of the change in classification by the Board of Supervisors, being March 6, 1991, as per ARS 11-B29E. 7. If these conditions are not met within one (1) year this approval shall be void. I f at the expiration of this period the property has not been improved for the use for which it was conditionally approved, the Board after notification by registered mail to the owner and applicant who requested the rezoning shall schedule a public hearing to grant an extension, determine compliance with the schedule for development or cause the property to revert to its former zoning classification in accordance with Arizona Revised Statutes Annotated, Title 11, Chapter 6, 11-832. . ,',~,L~_.c ....r-'..___ \;. \""" ..... pAGE 3 OF ~ BK 1851 FG 262 (FEE~91- 6322) WHEREAS, the notice of hearing was published in the JUngman Daily Miner, a newspaper of general circulation in Kingman, Mohave C01.lnty, Arizona, on January 18, 1991, and posted ~ranuary 17, 1991 ;:\s required by Arizona Revised Statutes, alld the Mohave County Zoning Regulations, and NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, February 4, 1991 approved this change in zoning as recommended by the Mohave.
