A RESOLUTION SETTING FORTH THE REZONING OF THE W~ NW~ SECTION 25,
TOWNSHIP 18 NORTH, RANGE 22 WEST, TO BE KNOWN AND SUBDIVIDED AS
GOLDEN SANDS, TRACT 4114, FROM: A-R (AGRICULTURAL RESIDENTIAL)
ZONE, PROPOSED TO BE R-O (SINGLE FAMILY RESIDENTIAL/MOBILE HOMES
PROHIBITED) ZONE, LOCATED IN THE SOUTH MOHAVE VALLEY AREA, MORAVE
COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on February 4, 1991, a public hearing was
conducted to determine whether approval should be granted to John
D. Vanderslice of Barron's Financial Group, Rancho Mirage,
California for a rezoning from existing A-R (Agricultural
Residential) zone, to R-O (Single Family Residential/Mobile Homes
Prohibited) zone, located in the South Mohave Valley area, and
WHEREAS, the proposed site for Golden Acres is the
southeastern corner of King Street and Mountain View Road. The
preliminary plat indicates this eighty acre parcel will have 245
lots of an minimum size of 7,500 square feet. Proposed density
is 3.06 lots per acre and 5 acres is set aside for dual park and
drainage retention area, and
WHEREAS, the preliminary plat approval was granted by the
Commission in the November 14, 1990 meeting, and

WHEREAS, this proposed subdivision is

located on an 80 acre

parcel of land which is the W 1/2 NW 1/4 Section 25, Township 18
North, Range 22 West, at the southeasterly intersection of King
Street and Mountain View Road.
This referenced intersection is
one mile east of Highway 95. The development lies 7 miles south
of Bullhead City and six (6) miles north of Needles, California,
and
WHEREAS, the proposed development is currently vacant and
zoned A-R (Agricultural-Residential).
Section 25 is contiguous
to Fort Mojave Indian Reservation lands on the north and west,
and
WHEREAS, the development consists of 245 single family
residential homes only lots. A similar type of development is in
the sketch plan process to the northwest. To the east and south
the land was subdivided in 1+ acre size lots. Two parcels in the
center of the tract will be used as parks, but will also serve
for water retention, and
WHEREAS, a public hearing before the Mohave County Planning
and Zoning Commission on January 9, 1991 did generate a
recommendation of approval of this zone change request contingent
upon the following:

Preliminary Plat approval.
2. The applicant comply with all applicable prov1s10ns of
Sections 25, 26, 27, and 31 of the Mohave County Zoning
Regulations.

identified as park and landscaped area and serving as
part of the drainage system shall be zoned A-R/2A.

4. The rezone shall become effective upon the recordation
of the Final Plat.
WHEREAS, the notice of hearing was published in the Kingman
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona, and Mohave valley News on January 18,
1991, and posted January 18, 1991 as required by Arizona Revised
Statutes, and the Mohave County Zoning Regulations, and
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, February 4, 1991 approved
this change in zoning as recommended by the Mohave County
Planning and Zoning Commission and outlined herein.
