RESOLUTION NO. 91-29
A RESOLUTION SETTING FORTH APPROVAL OF A FINAL SUBDIVISION PLAN
FOR RANCHO VERDE, TRACT 3016-C, A SUBDIVISION OF A PORTION OF
PARCELS 78, 79, 82, & 83 AS SHOWN ON RECORD OF SURVEY MAP
RECORDED FEBRUARY 18, 1976 AT FEE NUMBER 76-3773 BEING A PORTION
OF SECTION 17, TOWNSHIP 21 NORTH, RANGE 18 WEST, G&SRB&M, LOCATED
IN THE GOLDEN VALLEY AREA, MORAVE COUNTY, ARIZONA
WHEREAS, at the special meeting of the Mohave County Board
of Supervisors held on Monday, January 21, 1991, a public hearing
was conducted to determine the final subdivision plan for Rancho
Verde, Tract 3016-C, located in Golden Valley, and
WHEREAS, the owner and subdivider is Rancho Verde Land
Company, Inc., Kingman, Arizona and represented by Roger Sayles,
Vice-President. The engineer responsible for the preparation of
the drainage report and design of this subdivision is John A.
Proffit of Mohave Engineering and Surveying Associates, Kingman,
Arizona, and
WHEREAS, this subdivision is located five (5) miles west of
the junction of Highways 93 & 68, is one (1) mile south of
Highway 68, and is between Abrigo Drive and Redwall Road with
Redwall Road as the primary access, and

WHEREAS,
reviews have been received from the County
Engineer, Arizona State Land Department, Mohave County Health
Department, Golden Valley Fire Department, Citizen's Utilities
Electric Company, Arizona Department of Transportation, valley
Pioneer Water Company, and incorporated into the evaluation of
this final tract, and
WHEREAS, the conditional approval of this tract is based on
the understanding of the Commission and Board of Supervisors that
all the improvements required for this subdivision have been
completed by the developer, and as-built plans and reports have
been submitted.
The streets have been inspected by the County
Engineer and substantially conform to the plans, specifications,
and County standards; water will be supplied by Valley Pioneer
Water and each lot will be served by an approved public water
supply and distribution system; grading and drainage improvements
will be provided as recommended by the project engineer as
necessary so lots will be free from flooding in the event of a
100-year storm; all lots will be served by individual sewage
disposal systems subject to approval by County and State Health
Departments; electric and telephone services will be supplied to
each lot in accordance with Arizona Corporation Commission
Regulations, and

WHEREAS, the area included within this tract is not within a
FEMA designated floodplain. The entire project is designated as
Zone C, and
WHEREAS, review letters from Citizens Utilities Company
indicate installation of both electric service and telephone
facilities will be available, and
NOW THEREFORE BE IT RESOLVED, that the Board approves the
said Final Plan conditioned to the following:
1. The developer will make the same commitment for
improvements in the Subdivision Questionnaire to the
Real Estate Commission as required for approval of this
tract by the Board. A copy of the final report
delivered to the Arizona State Real Estate Department
shall be submitted to the county.
2. Arizona Department of Environmental Quality approves
the water supply and distribution system. The water
distribution system will be designed and constructed in
accordance with Arizona Department of Environmental
Quality standards and requirements. The water system
shall be designed to provide for future fire flows when
and if the Valley Pioneer Water Company is capable of
providing such flows. The water system shall include a
minimum of two (2") inch gate valves every 1,000 feet
at locations prescribed by or acceptable to the Golden
Valley Fire Department to aid in refilling fire tanker
trucks.
3. Arizona Department of Environmental Quality approved
the use of individual sewage disposal systems for this
subdivision.
4. Arizona Department of Water Resources determines that
there is an adequate water supply to serve this
subdivision.

5. The final plat for Tract 3016-C including the
dedication will need to be properly executed and7"C)r
ratified ~ all parties having any record title
interest in the land being subdivided and included on
this subdivision.
6. The Board of Supervisors, through Resolution 88-34,
recorded October 17, 1990 in Book 1807, Page 596 of
Official Records of Mohave County, Arizona, abandoned
portions of the original forty (40) acre roadway
easements originally granted within Rancho Verde
Estates and further described in Board Resolution 88-
34.
7. An assurance is not needed as improvements are in place
and accepted by the Board through separate instrument.
8. The legal description shall be shown on the final plat.
9. Two (2) copies of a preliminary title report dated and
issued by a title insurance company within the
preceding thirty (30) working days shall be submitted.
10. The boundary lines shown on the plat shall be adjusted
to include the dedication of the roadways in this
subdivision.
NOW THEREFORE BE IT FURTHER RESOLVED, upon receipt of, or
evidence that these conditions have been met, together with the
executed mylars and appropriate recording fees, the Director of
Planning and Zoning will obtain the necessary signatures from the
County Departments and officials and cause the final plat to be
recorded, and

NOW THEREFORE BE IT FURTHER RESOLVED, that notice of hearing
has been met and published throughout this subdivision process
and the public was afforded notice of this final action through
advertisement of the Board of Supervisors' meeting for this date.
