RESOLUTION NO. 91-21
A RESOLUTION SETTING FORTH THE REZONING OF LOT 6, BLOCK D, GOLDEN
VALLEY RANCHOS UNIT 68, SECTION 27, TOWNSHIP 22 NORTH, RANGE 19
WEST, FROM: A-R/2A (AGRICULTURAL RESIDENTIAL/TWO ACRE MINIMUM LOT
SIZE) ZONE, PROPOSED TO BE: A-R/1A (AGRICULTURAL RESIDENTIAL/ONE
ACRE MINIMUM LOT SIZE) ZONE, LOCATED IN THE GOLDEN VALLEY AREA,
MOHAVE COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on December 3, 1990, a public hearing was
conducted to determine whether approval should be granted to
Sallie E. Martin of Carson, California for a rezoning from
existing A-R/2A (Agricultural Residential/Two Acre Minimum Lot
Size) zone to A-R/IA (Agricultural Residential/One Acre Minimum
Lot Size) zone, located approximately 2/3 mile north of Zuni
Drive on the west side of Eloy Road in the Golden valley area,
and
WHEREAS, Unit 68 is located approximately 9 miles west of
the Highway 68 and 93 junction and approximately 2 miles north of
Highway 68.
The subject property is accessed from Highway 68
via Estrella Road north approximately 3 miles north to Chinle
Drive thence west approximately 1200 feet to Eloy Road thence
south approximately 1500 feet on the west side of the street.
Review of floodplain map #040058-2150B indicates this lot to be
clear of flooding potential.
This lot is currently vacant and

surrounding land uses consist of mostly vacant land, and
WHEREAS, a public hearing before the Mohave County Planning
and Zoning Commission on December 12, 1990 did generate a
recommendation of approval of this zone change request contingent
upon the following:
1. Submittal and recordation of a Parcel Plat prepared in
accordance with Article 3.16 of the Mohave County
Subdivision Regulations.
2. The establishment of a minimum lot size based on the
size of parcels per the recorded Parcel Plat.
3. Each parcel shall have legal access.
4. Each parcel shall meet or exceed one (1) acre exclusive
of road easements.
5. The Parcel Plat shall show any surface drainage or FEMA
flood zones.
6. The rezone shall not become effective for at least
thirty (30) days after final approval of the change in
classification by the Board of Supervisors, being
February 7, 1991, as per ARS 11-829E.
7 . I f these conditions are not met within one (1) year
this approval shall be void. If at the expiration of
this period the property has not been improved for the
use for which it was conditionally approved, the Board
after notification by registered mail to the owner and
applicant who requested the rezoning shall schedule a
public hearing to grant an extension, determine
compliance with the schedule for development or cause
the property to revert to its former zoning
classification in accordance with Arizona Revised
Statutes Annotated, Title 11, Chapter 6, 11-832.
WHEREAS, the notice of hearing was published in the Kingman
Daily Miner, a newspaper of general circulation in Kingman,

Mohave County, Arizona on December 21, 1990, and posted December
20, 1990 as required by Arizona Revised Statutes, and the Mohave
County Zoning Regulations, and
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, January 7, 1991 approved this
change in zoning as recommended by the Mohave County Planning and
Zoning Commission and outlined herein.
