RESOLUTION NO. 91-82
A RESOLUTION SETTING FORTH APPROVAL OF A ZONING USE PERMIT TO
ESTABLISH A MOBILE HOME AS A SALES OFFICE IN A C-l (NEIGHBORHOOD
COMMERCIAL) ZONE ON LOT 1, CHAPARRAL MESA, TRACT 3024-A, LOCATED
IN THE KINGMAN AREA, MOHAVE COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held March 4, 1991 a public hearing was conducted
to determine whether approval should be granted to William
Nugent, Kingman, Arizona for a Zoning Use Permit to establish a
mobile home as a sales office in a C-l (Neighborhood Commercial)
zone, located on Lot 1, Chaparral Mesa, Tract 3024-A, Section 28,
Township 22 North, Range 16 West, occupying the northeast corner
of Thompson Avenue and Norrie Drive, located in the Kingman area,
and
WHEREAS, Section 28 is located north of Kingman in the
Butler area. Thompson Avenue intersects Highway 66 approximately
3 miles north of the 1-40 and Andy Devine Interchange. The
subject property is accessed from Highway 66 via Thompson Avenue
west approximately one-half (.5) mile to the northeast corner of
Norrie Drive and Thompson Avenue.
This site is part of the
Chaparral Mesa subdivision and is proposed to become commercial.
The sales office will be of a temporary nature and will be
replaced
by a
neighborhood commercial
land use.

owner/developer has indicated his approval of this proposed use
as he is also the applicant.
This proposal is similar to cases
that have recently been approved by the Board in the South Mohave
Valley area, and
WHEREAS, a public hearing before the Mohave County Planning
and Zoning Commission on February 13, 1991 did generate a
recommendation of conditional approval of the Zoning Use Permit
(ZUP) with the following conditions noted:
1. This permit shall be a temporary permit for a one year
period with provision for one extension of one year.
2. The site shall have appropriate landscaping for the
surroundings, shall comply with restrictions of the
subdivision, shall provide temporary adequate off-
street parking as provided in the site plan.
3. At the expiration of this approval the property shall
revert to original status and condition except such
improvements that can be incorporated into the parcel's
future use i.e. sidewalk, PUE's, paved parking, access.
4. The mobile home shall have an affixed HUD label.
5. The mobile home shall be used as a sales office only
and not as a residence or watchman's quarters.
WHEREAS, the notice of hearing was published in the Kingman
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona on February 17, 1991, and posted February
20, 1991 as required by the Arizona Revised Statutes and the
Mohave County Zoning Regulations, and

NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, March 4, 1991 approved this
zoning Use Permit as recommended by the Mohave County Planning
and Zoning Commission, subject to the conditions outlined herein.
