PAGE 1 OF J MOHAVE COUNTY BOARD OF SUPERVISORS RECORDING FEE 0.00 He RESOLUTION NO. 91-81 A RESOLUTION SETTING FORTH APPROVAL OF A ZONING USE PERMIT TO ESTABLISH A MOBILE HOME AS A RESIDENCE IN A C-2 (GENERAL COMMERCIAL) ZONE, LOCATED IN NEW KINGMAN ADDITION UNIT *3, BLOCK 5, LOT 14, LOCATED IN THE KINGMAN AREA, MOHAVE COUNTY, ARIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held March 4, 1991 a public hearing was conducted to determine whether approval should be granted to Lawrence C. and Asenath C. Jenkins, Kingman, Arizona for a Zoning Use Permit to establish a mobile home as a residence in a C-2 (General Commercial) zone, located in New Kingman Addition Unit #3, Block 5 , Lot 14 , located on the east side of Mallard Drive approximately 350 feet north of the Mallard Drive and Martin Lane intersection, located in the Kingman area, and WHEREAS, Martin Lane intersects Highway 66 approximately 2 miles north of the 1-40 and Andy Devine intersection. The subject property is accessed from Highway 66 via Martin Lane thence west approximately 400 feet to Mallard Drive thence north approximately 450 feet on the east side of the street, and WHEREAS, review of floodplain map #0400S8-2165C indicates this area to be clear of designated flood zones, and ..,. - "'. . .AGE 2 OF 3 BK 1860 PG 515 (FEEt91- 10567) Page 2 Resolution No. 91~81 WHEREAS, surrounding land uses consist of vacant land and a mixture of homes and mobile homes. At this time there are no commercial uses in close proximity to the property, and WHEREAS, a public hearing before the Mohave County Planning and zoning Commission on February 13, 1991 did generate a recommendation of conditional approval of the Zoning Use Permit (ZUP) with the following conditions noted: 1. That Zoning/Building permit(s) be obtained. 2. If construction or use has not commenced within one (1) year of Board approval of the Zoning Use Permit or if the use has been discontinued for six (6) months, then approval shall terminate at that date. 3. This zoning Use Permit is subject to revocation upon sixty (60) days notification by the Board of Supervisors, if in the opinion of the Commission and Board the continued use of the property would be contrary to the public health, safety, and welfare. 4. That the mobile home shall be used as a residence only and shall not be used in conjunction with the underlying C-2 (General Commercial) zoning. If the underlying C-2 zoning were to be exercised by the owner of the property then a rehearing of this ZUP would be required. 5. The mobile home shall have an affixed HUD label. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona on February 17, 1991, and posted February 15, 1991 as required by the Arizona Revised Statutes and the Mohave County zoning Regulations, and "-'-' ... I '- ... . 4IIlAGE 3 OF 3 BK 1860 PG 516 (FEEt91- 10567) Page 3 Resolution No. 91-81 NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, March 4, 1991 approved this Zoning Use Permit as recommended by the Mohave County Planning and Zoning Commission, subject to the conditions outlined herein.
