PAGE 1 OF 3 MOHAVE COUNTY BOARD OF SUPERVISORS RECORDING FEE 0.00 Nt RESOLUTION NO. 91-80 A RESOLUTION SETTING FORTH THE REZONING OF PARCEL 5-B, FORT ROCK RANCHES, UNIT 1-B, BEING IN SECTION 7, TOWNSHIP 20 NORTH, RANGE 11 WEST, FROM: A-R/36A (AGRICULTURAL RESIDENTIAL/THIRTY-SIX ACRE MINIMUM LOT SIZE) ZONE, PROPOSED TO BE: A-R/lOA (AGRICULTURAL RESIDENTIAL/TEN ACRE MINIMUM LOT SIZE) ZONE, ~CA: TED IN THE MOHAVE COUNTY GENERAL AREA, MOHAVE COUNTY, ARIZONA yl:? .-'. r' I'D zo "I ,--,' WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on March 4, 1991, a public hearing was conducted to determine whether approval should be granted to David Steven McLaughlin of Lake Havasu City, Arizona for a rezoning from existing A-R/36A (Agricultural Residential/Thirty- six Acre Minimum Lot Size) zone to A-R/IOA (Agricultural Residential/Ten Acre Minimum Lot Size) zone, located approximately thirty (30) miles east of Kingman and south of 1-40 Willows Interchange, located in the Mohave County General Area, and WHEREAS, Section 7 is located approximately 30 miles east of Kingman and approximately 3 miles south of I-40. Access is via the Knight Creek Interchange thence south along an unnamed county road to the subject property, and WHEREAS, review of floodplain map #040058-2425B indicates this area to be clear of designated flood zones, and ... ........ '- . &AGE 2 Of 3 ~K 1860 PG 512 (FEEt91- 10566) Resolution No. 91-80 Page 2 WHEREAS, surrounding land uses consist of mostly vacant land with some homes interspersed in a very low density pattern, mainly ranch houses for the agricultural concerns in the area. This parcel was created via a survey which established three (3) parcels. Parcel B is currently owned by the applicant. The applicant wishes to establish a residence on the property, and WHEREAS, a public hearing before the Mohave County Planning and zoning Commission on February 13, 1991 did generate a recommendation of approval of this zone change request contingent upon the following: 1. Submittal and recordation of a Parcel Plat prepared in accordance with Article 3.16 of the Mohave County Subdivision Regulations. 5/( , 2. ~/ The thI:'ee (3) pg:rcels wi thin lot 5 be zoned A-R with . miriimum lot sizes to be determined by parCel pr~it. 3 . The establishment of a minimum lot size based on the size of parcels per the recorded Parcel Plat. " \ 5. If these conditions are not met within one (1) year this approval shall be void. If at the expiration of this period the property has not been improved for the use for which it was conditionally approved, the Board after notification by registered mail to the owner and applicant who requested the rezoning shall schedule a public hearing to grant an extension, determine compliance with the schedule for development or cause the property to revert to its former zoning classification in accordance with Arizona Revised Statutes Annotated, Title 11, Chapter 6, 11-832. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, on February 17, 1991, and posted February 15, 1991 as required by Arizona Revised Statutes, and the Mohave County Zoning Regulations, and NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, March 4, 1991 approved this change in zoning as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
