A RESOLUTION SETTING FORTH THE REZONING OF THE N~ NE~ SE~ SECTION
13, TOWNSHIP 9 NORTH, RANGE 22 EAST, SAN BERNARDINO BASE &
MERIDIAN, TO BE KNOWN AND SUBDIVIDED AS JAMAICA SHORES, TRACT
4095, FROM: R-E (RESIDENTIAL RECREATION) ZONE, PROPOSED TO BE: R-
1/10M (SINGLE FAMILY RESIDENTIAL/TEN THOUSAND SQUARE FOOT MINIMUM
LOT SIZE) ZONE, LOCATED IN THE SOUTH MOHAVE VALLEY AREA, MOHAVE
COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on March 4, 1991, a public hearing was
conducted to determine whether approval should be granted to Tom
Duddleson and Jack Braddley of Los Angeles, California, and Henry
L. & Georgia M. Smith, Needles, California for a rezoning from
existing R-E (Residential Recreation) zone to R-1/10A (Single
Family Residential/Ten Thousand Square Foot Minimum Lot Size)
zone, located on the west side of Evans Lane approximately one-
half (.5) mile north of Courtwright Road, located in the South
Mohave Valley area, and
WHEREAS, Section 13 is located approximately 12 miles south
of Bullhead City, 1 1/2 miles west of Highway 95 and directly
north of Courtwright Road. The tract is accessed from Highway 95
via Courtwright Road west approximately 1 1/2 miles to Evans Lane
thence north approximately 1/2 mile on the west side of the road,

WHEREAS, review of floodplain map #040058-2615C indicates
this area to be in a minor floodplain, and
WHEREAS, surrounding land uses consist of mobile homes,
houses and vacant land.
The preliminary plat indicates the
creation of 63 lots on this 20 acre parcel with a minimum lot
size being 10,275 square feet and the maximum being 10,500 square
feet.
The preliminary plat was approved by the Board at their
meeting on February 4, 1991, and
WHEREAS, a public hearing before the Mohave County Planning
and Zoning Commission on February 13, 1991 did generate a
recommendation of approval of this zone change request contingent
upon the following:
1.

Compliance with the conditions
Preliminary Plan approval.
2. The applicant comply with all applicable provisions of
Sections 25, 26, 27, and 31 of the Mohave County Zoning
Regulations.
3. The rezone shall become effective upon the recordation
of the Final Plat.
WHEREAS, the notice of hearing was published in the Kingman
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona, on February 17, 1991, and posted February
20, 1991 as required by Arizona Revised Statutes, and the 'Mohave
County Zoning Regulations, and

NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, March 4, 1991 approved this
change in zoning as recommended by the Mohave County Planning and
Zoning Commission and outlined herein.
