'<K.~"J \2iZ>o If- A RESOLUTION SETTING FORTH THE REZONING OF THE S~ S~ NW~ PARCEL 102, SECTION 14, TOWNSHIP 21 NORTH, RANGE 18 WEST, FROM: A-R/10A (AGRICULTURAL RESIDENTIAL/TEN ACRE MINIMUM LOT SIZE) ZONE, PROPOSED TO BE: A-R/1A (AGRICULTURAL RESIDENTIAL/ ONE ACRE MINIMUM LOT SIZE) ZONE, LOCATED IN THE GOLDEN VALLEY AREA, MORAVE COUNTY, ARIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on February 4, 1991, a public hearing was conducted to determine whether approval should be granted to Ernest Scaff and Sarah E. L. Wolsey of Kingman, Arizona for a rezoning from existing A-R/10A (Agricultural Residential/Ten Acre Minimum Lot Size)) zone to A-R/1A (Agricultural Residential/One Acre Minimum Lot Size) zone, located south of the Abrigo Drive and Hope Road intersection in the Golden Valley area, and WHEREAS, Section 14 is located approximately 3 miles west of the Highway 68 and 93 junction and approximately 1/2 mile south of Highway 68. The subject property is accessed from Highway 68 via Hope Road south approximately 1 mile on the east side of the street. This parcel is approximately 660 feet south of the Abrigo Drive and Hope Road intersection, and WHEREAS, review of floodplain map #040058-2325B indicates this area is clear of potential flooding. Surrounding land uses --,. .. ePAGE 2 OF lage 2 BK 1851 PG 270 (FEE~91- 6325) consist of mostly vacant land with some residential uses. The Resolution No. ~9 applicant wishes to split this 2+ acre parcel into two 1+ acre parcels. This request is compatible with the area's current density, and WHEREAS, this is a zoning enforcement case, and WHEREAS, a public hearing before the Mohave County Planning and Zoning Commission on January 9, 1991 did generate a recommendation of approval of this zone change request contingent upon the following: 1. Submittal and recordation of a Parcel Plat prepared in accordance with Article 3.16 of the Mohave County Subdivision Regulations. 2. The establishment of a minimum lot size based on the size of parcels per the recorded Parcel Plat. 3. Each parcel shall have legal access. parcel should be placed on the north parcel. I&E to rear of the front 4. Each parcel shall meet or exceed one (1) acre exclusive of road easements. 5. The Parcel Plat shall show any surface drainage or FEMA flood zones. 6. That the Board of Supervisors accept the dedication of a thirty-five (35') foot right-of-way along with an eight (8') foot PUE contiguous to this property on Hope Drive. This shall be approved through the recording of the resolution authorizing this zone change, and that the dedication statement and dedication be shown on the Parcel Plat. 7. The rezone shall not become effective for at least thirty (30) days after final approval of the change in classification by the Board of Supervisors, being March 6, 1991, as per ARS 11-829E. 8. Page 3 PAGE 3 OF 3 BK 1851 PG 271 (FEE~91- this period the property has not been improved for the use for which it was conditionally approved, the Board after notification by registered mail to the owner and applicant who requested the rezoning shall schedule a public hearing to grant an extension, determine compliance with the schedule for development or cause the property to revert to its former zoning classification in accordance with Arizona Revised Statutes Annotated, Title 11, Chapter 6, 11-832. .49 632S) WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, on January 18, 1991, and posted January 17, 1991 as required by Arizona Revised Statutes, and the Mohave County Zoning Regulations, and NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, February 4, 1991 approved this change in zoning as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
