RESOLUTION NO. 91-48 A RESOLUTION SETTING FORTH THE REZONING OF THE SE~ NE~ SW~ NE~ SECTION 4, TOWNSHIP 21 NORTH, RANGE 18 WEST, FROM: A-R/I0A (AGRICULTURAL RESIDENTIAL/TEN ACRE MINIMUM LOT SIZE) ZONE, PROPOSED TO BE: A-R/1A (AGRICULTURAL RESIDENTIAL/ ONE ACRE MINIMUM LOT SIZE) ZONE, LOCATED IN THE GOLDEN VALLEY AREA, MOHAVE COUNTY, ARIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on February 4, 1991, a public hearing was conducted to determine whether approval should be granted to Joel C. and Nona F. Snead of Rancho Palos Verdes, California for a rezoning from existing A-R/10A (Agricultural Residential/Ten Acre Minimum Lot Size)) zone to A-R/1A (Agricultural Residential/One Acre Minimum Lot Size) zone, located south of the Belle Drive and Mobile Road intersection in the Golden Valley area, and WHEREAS, Section 4 is located approximately 4 miles west of the Highway 68 and 93 junction and approximately 1/2 mile north of Highway 68. The subject property is accessed from Highway 68 via Mobile Road north approximately 1 mile on the west side of the street. This parcel is approximately 360 feet south of the Belle Drive and Mobile Road intersection, and WHEREAS, review of floodplain map #0400S8-21S0B indicates this area is clear of potential flooding. Surrounding land uses ~'-""'-'~'" ~ Resolution No. ~8 .AGE 2 OF j!age 2 BK 1851 PG 267 (FEE~91- 6324) consist of mostly vacant land with some residential uses. The applicant wishes to split this 2+ acre parcel into 2 separate 1+ acre parcels. The current density in this area is fairly compatible, and WHEREAS, a public hearing before the Mohave County Planning and Zoning Commission on January 9, 1991 did generate a recommendation of approval of this zone change request contingent upon the following: 1. Submittal and recordation of a Parcel plat prepared in accordance with Article 3.16 of the Mohave County Subdivision Regulations. 2. The establishment of a minimum lot size based on the size of parcels per the recorded Parcel Plat. 3. Each parcel shall have legal access. 4. Each parcel shall meet or exceed one (1) acre exclusive of road easements. 5. The Parcel Plat shall show any surface drainage or FEMA flood zones. 6. That the Board of Supervisors accept the dedication of a fifty (50 ') foot right-of-way contiguous to this property on Mobile Drive. This shall be approved through the recording of the resolution authorizing this zone change, and that the dedication statement and dedication be shown on the Parcel Plat. (NOTE: The width of the roadway may be modified upon resolution of the existing abandonment request for Mobile Drive.) 7. The rezone shall not become effective for at least thirty (30) days after final approval of the change in classification by the Board of Supervisors, being March 6, 1991, as per ARS 11-829E. 8. If these conditions are not met within one (1) year this approval shall be void. If at the expiration of this period the property has not been improved for the use for which it was conditionally approved, the Board after notification by registered mail to the owner and applicant who requested the rezoning shall schedule a public hearing to grant an extension, determine
