A RESOLUTION SETTING FORTH THE REZONING OF NE~ PARCEL 54 OF
RECORD OF SURVEY TRACT RECORDED FEBRUARY 18, 1976, SECTION 18,
TOWNSHIP 21 NORTH, RANGE 18 WEST, FROM: A-R/I0A (AGRICULTURAL
RESIDENTIAL/TEN ACRE MINIMUM LOT SIZE) ZONE, PROPOSED TO BE: A-
R/3A (AGRICULTURAL-RESIDENTIAL/THREE ACRE MINIMUM LOT SIZE) AND
A-R/2A (AGRICULTURAL RESIDENTIAL/TWO ACRE MINIMUM LOT SIZE)
ZONES, LOCATED IN THE GOLDEN VALLEY AREA, MOHAVE COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on May 1, 1991, a public hearing .was
conducted to determine whether approval should be granted to
Fenton W. Seegmiller of Kingman, Arizona for a rezoning from
existing A-R/10A (Agricultural Residential/Ten Acre Minimum Lot
Size) zone to A-R/3A (Agricultural Residential/Three Acre Minimum
Lot size) and A-R/2A (Agricultural Residential/Two Acre Minimum
Lot Size)) zones, located on the southwest intersection of Shipp
Drive and Lochiel Road, in the Golden Valley area, and
WHEREAS, Section 18 is located approximately 6 miles west of
the Highway 68 and 93 junction and approximately .5 miles south
of Highway 68. The subject property is accessed from Highway 68
via Colorado Road south approximately .5 miles to Shipp Drive
thence west approximately 1320 feet to the southwest corner of
Lochiel Road and Shipp Drive, and

WHEREAS, review of floodplain map #040058-2325B indicates
this ten (10) acre lot to be clear of a designated floodplain.
This parcel is currently occupied. Surrounding land uses consist
of vacant land with some residential uses to the southeast on
Colorado Road and south on Abrigo Drive.
The applicant desires
to split this parcel into three pieces, and
WHEREAS, this request is in conformance with the area plan
for Golden Valley, and
WHEREAS, at the public hearing before the Mohave County
Planning and Zoning Commission on April 10, 1991, the Commission
recommended APPROVAL of the requested zone change contingent upon
the following conditions:
1. The two eastern parcels be zoned A-R/3A (Agricultural-
Residential/Three Acre Minimum Lot Size) and the
western parcel be zoned A-R/2A (Agricultural-
Residential/Two Acre Minimum Lot Size).
2. Submittal and recordation of a Parcel Plat prepared in
accordance with Article 3.16 of the Mohave County
Subdivision Regulations.
3. The establishment of a mlnlmum lot size based on the
size of parcels per the recorded Parcel Plat.
4. Each parcel shall have legal access.
5. The two eastern parcels shall meet or exceed three (3)
acre and the western parcel meet or exceed two (2)
acres exclusive of road easements.
6. The Parcel Plat shall show any surface drainage or FEMA
flood zones.

7. That the Board of Supervisors accept the abandonment of
the southern fifty (50') feet of Shipp Drive as it is
contiguous to this property to be replaced by the
dedication of a forty-two (42') foot right-of-way and
eight ( 8 ') foot PUE as they are contiguous to this
property on Shipp Drive. In addition, the dedication
of a thirty (30') foot right-of-way and eight (8') foot
PUE as they are contiguous to this property on Lochiel
Road. In addition, a twenty (20') radius at the
intersection of Shipp Drive and Lochiel Road. This
shall be approved through the recording of the
resolution authorizing this zone change, and that the
dedication statement and dedication be shown on the
Parcel Plat.

9. If these conditions are not met within one (1) year
this approval shall be void. If at the expiration of
this period the property has not been improved for the
use for which it was conditionally approved, the Board
after notification by registered mail to the owner and
applicant who requested the rezoning shall schedule a
public hearing to grant an extension, determine
compliance with the schedule for development or cause
the property to revert to its former zoning
classification in accordance with Arizona Revised
Statutes Annotated, Title 11, Chapter 6, 11-832.
WHEREAS, the notice of hearing was published in the Kingman
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona, on April 14 1991, and posted April 12,
1991 as required by Arizona Revised Statutes, and the Mohave
County zoning Regulations, and

NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Wednesday, May 1, 1991 approved this
change in zoning as recommended by the Mohave County Planning and
Zoning Commission and outlined herein.
