A RESOLUTION SETTING FORTH THE REZONING OF GOLDEN VALLEY RANCHES UNIT 12, BLOCK J, LOT 14, SECTION 33, TOWNSHIP 21 NORTH, RANGE 19 WEST, FROM: A-R/2A (AGRICULTURAL RESIDENTIAL/TWO ACRE MINIMUM LOT SIZE) ZONE, PROPOSED TO BE: A-R/IA (AGRICULTURAL-RESIDENTIAL/ONE ACRE MINIMUM LOT SIZE) ZONE, LOCATED IN THE GOLDEN VALLEY AREA, MOHAVE COUNTY, ARIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on May 1, 1991, a public hearing was conducted to determine whether approval should be granted to B T. and Alice J. Sauer of Kingman, Arizona for a rezoning from existing A-R/2A (Agricultural Residential/Two Acre Minimum Lot Size) zone to A-R/1A (Agricultural Residential) zone, located 600 feet south of Tapeats Drive on the east side of Dewey Road, in the Golden valley area, and WHEREAS, Section 33 is located approximately 10 miles west of the Highway 68 and 93 junction and approximately 4 miles south of Highway 68. The subject property is accessed from Highway 68 via Egar Road south approximately 4 miles to Tapeats Drive thence west approximately 4600 feet to Dewey Road thence south approximately 600 feet on the east side of the road, and WHEREAS, review of floodplain map #04005B-2300B indicates this lot to be clear of a designated floodplain. Surrounding land uses consist of mixed vacant land and residential uses, and WHEREAS, this request is in conformance with the area plan for Golden Valley, and WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on April 10, 1991, the Commission recommended APPROVAL of the requested zone change contingent upon the following conditions: l. Submittal and recordation of a Parcel Plat prepared in accordance with Article 3.16 of the Mohave County Subdivision Regulations. 2. The establishment of a minimum lot size based on the size of parcels per the recorded Parcel Plat. 3. Each parcel shall have legal access. 4. Each parcel shall meet or exceed one (1) acre exclusive of road easements. 5. The Parcel Plat shall show any surface drainage or FEMA flood zones. 6. The rezone shall not become effective for at least thirty (30) days after final approval of the change in classification by the Board of Supervisors, being May 31, 1991, as per ARS 11-829E. 7. If these conditions are not met within one (1) year this approval shall be void. If at the expiration of this period the property has not been improved for the use for which it was conditionally approved, the Board after notification by registered mail to the owner and applicant who requested the rezoning shall schedule a public hearing to grant an extension, determine compliance with the schedule for development or cause the property to revert to its former zoning .. l........ . WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, on April 14 1991, and posted April 12, 1991 as required by Arizona Revised Statutes, and the Mohave County Zoning Regulations, and NOW THEREFORE BE IT RESOLVED, that the Board of Supervis?rs, at their regular meeting on Wednesday, May 1, 1991 approved this change in zoning as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
