A RESOLUTION SETTING FORTH THE REZONING OF GOLDEN SAGE RANCHOS
UNIT 85, BLOCK K, LOT 8, SECTION 23, TOWNSHIP 21 NORTH, RANGE 19
WEST, FROM: A-R/2A (AGRICULTURAL RESIDENTIAL) ZONE, PROPOSED TO
BE: A-R/IA (AGRICULTURAL RESIDENTIAL/ONE ACRE MINIMUM LOT SIZE)
ZONE, LOCATED IN THE GOLDEN VALLEY AREA, MOHAVE COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on May 1, 1991, a public hearing was
conducted to determine whether approval should be granted to
Richard G. Reubens of Kingman, Arizona, for a rezoning from
existing A-R/2A (Agricultural Residential/Two Acre Minimum Lot
Size) zone to A-R/1A (Agricultural Residential/One Acre Minimum
Lot Size)
occupying the northwest corner of the
zone,
intersection of Bolsa Drive and Cibola Road, located in the
Golden Valley area, and
WHEREAS, Section 23 is located approximately 8 miles west of
the Highway 68 and 93 junction and approximately 1.5 miles south
of Highway 68. The subject property is accessed from Highway 68
via Estrella Road south approximately 2.5 miles to Bolsa Drive
thence east approximately 1900 feet to the northwest corner of
Bolsa Drive and Cibola Road, and

WHEREAS, review of floodplain map #040058-2325B indicates
this lot to be clear of a designated floodplain. This parcel is
currently vacant.
Surrounding land uses consist of vacant land
with some residential uses to the west in Block J, and
WHEREAS, this request is in conformance with the area plan
for Golden valley, and
WHEREAS, at the public hearing before the Mohave County
Planning and Zoning Commission on April 10, 1991, the Commission
recommended APPROVAL of the requested zone change contingent upon
the following conditions:
1. Submittal and recordation of a Parcel Plat prepared in
accordance with Article 3.16 of the Mohave County
Subdivision Regulations.
2. The establishment of a minimum lot size based on the
size of parcels per the recorded Parcel Plat.
3. Each parcel shall have legal access.
4. Each parcel shall meet or exceed one (1) acre exclusive
of road easements.
5. The Parcel Plat shall show any surface drainage or FEMA
flood zones.
6. That the Board of Supervisors accept the dedication of
a twenty (20') radius at the intersection of Bolsa
Drive and Cibola Road. This shall be approved through
the recording of the resolution authorizing this zone
change, and that the dedication statement and
dedication be shown on the Parcel Plat.
7. The rezone shall not become effective for at least
thirty (30) days after final approval of the change in
classification by the Board of Supervisors, being May
31, 1991, as per ARS 11-829E.

8. I f these conditions are not met within one (1) year
this approval shall be void. If at the expiration of
this period the property has not been improved for the
use for which it was conditionally approved, the Board
after notification by registered mail to the owner and
applicant who requested the rezoning shall schedule a
public hearing to grant an extension, determine
compliance with the schedule for development or cause
the property to revert to its former zoning
classification in accordance with Arizona Revised
Statutes Annotated, Title 11, Chapter 6, 11-832.
WHEREAS, the notice of hearing was published in the Kingman
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona, on April 14 1991, and posted April 12,
1991 as required by Arizona Revised Statutes, and the Mohave
County Zoning Regulations, and
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Wednesday, May 1, 1991 approved this
change in zoning as recommended by the Mohave County Planning and
Zoning Commission and outlined herein.
