PAGE 1 OF 3 nOHAVE COUNTY BOARD OF SUPERVISORS RECORDING FEE 0.00 HC , RESOLUTION NO. 91-127 A RESOLUTION SETTING FORTH CONDITIONAL APPROVAL OF A REQUEST TO ABANDON THE FIFTY (50') FOOT ROADWAY EASEMENTS KNOWN AS LIGURTA AND LOCHIEL ROADS, BURRO AND BELLE DRIVES, LOCATED IN PARCEL 239 OF ROADWAY EASEMENT PLAT RECORDED MAY 20, 1976 (NOW QUAIL CREEK, TRACT 3032), SECTION 6, TOWNSHIP 21 NORTH, RANGE 18 WEST, LOCATED IN THE GOLDEN VALLEY AREA, MOHAVE COUNTY, ARIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held April 1, 1991 a public hearing was conducted to determine whether approval should be granted to Gary Aliengena and John Hasset of El Toro, California, for abandonment of the fifty (50') foot roadway easements known as Ligurta and Lochiel Roads, Burro and Belle Drives, located in Parcel 239 of Roadway Easement Plat recorded May 20, 1976 (now Quail Creek, Tract 3032), Section 6, Township 21 North, Range 18 West, located in the Golden Valley area, and WHEREAS, this abandonment request was initiated by and is directly related to the Quail Creek development which is located wi thin the parcel bounded by these roadway easements. The request is for the current fifty (50') foot roadway easements to be abandoned and replaced by thirty (30') and thirty-five (35') foot road right-of-ways. Lochiel Road and Belle Drive are proposed thirty (30 ') foot right-of-ways while Burro Drive and . \ . . Resolution No. 91-127 PAGE 2 OF 3 Page 2 BK 1883 PG 850 (FEE~91-21449) Ligurta Road are proposed thirty-five (35') foot right-of-ways, and WHEREAS, Mohave County Subdivision Regulations provide for a right-of-way width hierarchy for different classifications of roadways. Thus, section line rights-of-way are forty-two (42') foot half widths, eighty-four (84') foot total width; midsection lines are thirty-five (35') feet half widths, seventy (70') foot total width; quarter section line right-of-way widths are thirty (30') foot half and sixty (60') feet total. The subdivider is utilizing these classifications in order to maximize the area contained within his proposal. Comments have been received from Mohave County Public Works and the local utilities giving their approval for this abandonment, and WHEREAS, a public hearing before the Mohave County Planning and Zoning Commission on April 10, 1991 did generate a recommendation of approval of this abandonment with the following conditions noted: 1. Compliance with the resolution preliminary plan for this tract. approving the 2. Proper building setbacks shall be observed within the lots contiguous to these abandonments. 3. Resolution No. 91-127 Page 3 PAGE 3 OF 3 BK 1883 PG 851 CFEEt91-21449) Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, on April 14 and 21, 1991, and posted April 11, 1991 as required by the Arizona Revised Statutes and the Mohave County Zoning Regulations, and NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, April 1, 1991 approved this abandonment request as recommended by the Mohave County Planning and Zoning Commission, subject to the condition outlined herein.
