A RESOLUTION SETTING FORTH APPROVAL OF A FINAL SUBDIVISION PLAN
FOR PALM ESTATES II, TRACT 4104-A, A RESUBDIVISION OF LOTS 21-27,
A PORTION OF LOTS 48-50, LOTS 52-60 AND A PORTION OF LOTS 61-63
OF RIO HACIENDA, TRACT 1224, RECORDED OCTOBER 27, 1975, RECEPTION
NO. 75-26325, LYING WITHIN THE SW~ OF THE SE~ OF SECTION 14,
TOWNSHIP 19 NORTH, RANGE 22 WEST, G&SRB&M, MOHAVE COUNTY, ARIZONA
WHEREAS, at the special meeting of the Mohave County Board
of Supervisors held on May 1, 1991, a public hearing was
conducted to determine the final subdivision plan for Palm
Estates II, Tract 4104-A, and
WHEREAS, the owner/subdivider of this tract is Harold Sharp,
Sharp Investment Company, Bullhead City, Arizona.
The Engineer
responsible for the preparation of the drainage report and design
of this subdivision is Jack Stovall, P. E., Stovall Engineers,
Inc., Fort Mohave, Arizona, and
WHEREAS, this proposed subdivision is located one (1) mile
South of Bullhead City limits, East on Camp Mohave Road, three
quarters (.75) of a mile from Highway 95, and
WHEREAS, access is provided to this parcel from Camp Mohave
Road, and Sharpe Drive, and

WHEREAS, the subject property is designed to accomodate
fifty (56) single family homes on 16.507 acres, and
WHEREAS, it is intended that all lots are to be zoned R-O/8m
(Single Family Residential/Mobile Homes Prohibited) as approved
by the Board of Supervisors on May 7, 1990, by Resolution 90-81,
and
WHEREAS, the approval of this subdivision was based on the
understanding of the Commission and the Board of Supervisors that
all streets within the subdivsion will be constructed and paved
with asphaltic concrete in accordance with Standard Specification
#171 and #101.10D of the County Engineering Road Standards or
better, some of the interior streets will be standard crown and
include rolled curb, some are approved for inverted crowns. A
water supply and distribution system including adequate pressure
and volume for fire flows will be constructed to serve each lot.
Grading and drainage related improvements will be made as
recommended by the design engineer in the submitted drainage
reports.
Electric and telephone service shall be provided to
each lot in accordance with Arizona Corporation Commission
regulations.
All lots and street centerline monuments will be
staked and monumented in accordance with Standard Specification
No. 102 of the County Engineering Road Standards. Fire hydrants
will be provided at locations prescribed by the Fort Mojave Mesa
Fire Department, street name and regulatory signs will be
installed in accordance with the requirements of the Mohave
County Subdivision Regulations and as recommended by the design

engineer; and as a condition of approval, the Owner/Subdivider is
responsible for the completion of these site improvements and
shall provide an assurance for all required subdivision
improvements in accordance with Article V of the Subdivision
Regulations, and
NOW THEREFORE BE IT RESOLVED, that the Board approves the
said final plan conditional to the following:
1. The developer will make the same commitments for
improvements in the prospectus to the State Real Estate
Commission as is required for approval of this tract by
the Board. A copy of the final report delivered to the
Arizona State Real Estate Department shall be submitted
to the county.
2. Arizona Department of Environmental Quality approves
the water and septic disposal system installation for
this subdivision.
3. The water system will provide adequate flows for fire
protection. F ire hydrants conforming to the minimum
County standards shall be provided and located as
acceptable to the Fort Mojave Mesa Fire Department at
the location(s) they prescribe.
4. A one (1) foot non-vehicle access with six (6) foot
block wall shall be installed along the rear lot lines
of Lots 9-16 Block 2 and the east sixty (60) feet of
the south lot line of Lot 8 Block 2 with flow through
provisions.
5. Acceptable Condi tions, Covenants and Restrictions
documents received for evalution and recording.
6. All taxes due must be paid prior to recordation of the
map.
7. Pertinent requirements form the Public Works Department
as stated in their letter dated February 8, 1991, shall
be in compliance.
8. The final plat for Tract 4104-A including the
Dedication will need to be properly executed andyor
ratified ~ all parties having any record title
interest in the land being subdivided and included on
this subdivision boundary.

9. An assurance and/or surety shall be provided in the
amount of the approved cost estimate for all required
site improvements.
10. Rezoning Resolution 90-81 proposed rezoning for all of
Tract 4104 to go into effect with the recording of the
final plat. The recording of this tract, Tract 4104-A,
covers only a portion of the original zoning action;
therefore, includes only those lots of Tract 4104-A
being herein recorded are rezoned by this action.
NOW THEREFORE BE IT FURTHER RESOLVED, upon receipt of, or
evidence that these conditions have been met, together with the
executed mylars and appropriate recording fees, the Director of
Planning and Zoning will obtain the necessary signatures from the
County Departments and officials and cause the final plat to be
recorded, and
NOW THEREFORE BE IT FURTHER RESOLVED, by the Mohave County
Board of Supervisors that the amendments as outlined in this
Resolution are hereby approved, and they shall be in effect as of
the approval date.
