PAGE 1 OF ~ MOHAVE COUNTY BOARD OF SUPERVISORS RECORDING FEE 0.00 HC RESOLUTION NO. 91-123 A RESOLUTION SETTING FORTH APPROVAL OF A FINAL SUBDIVISION PLAN FOR RIO CAMINO, TRACT 4123, BEING THE SE~ NE~ NW~ SECTION 23, TOWNSHIP 19 NORTH, RANGE 22 WEST, LOCATED IN THE SOUTH MOHAVE VALLEY, MOHAVE COUNTY, ARIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on May 1, 1991, a public hearing was conducted to determine the approval of the final subdivision plan for Rio Camino, Tract 4123, and WHEREAS, this subdivision consists of ten (10) acres to be divided into thirty-four (34) lots. It is the division of the SW~ NE~ NW~ Section 23, Township 19 North, Range 22 West, and WHEREAS, the developer is Advanced Development (Gary Cecil of Bullhead City, Arizona. The design and engineering are by Stovall Engineers, Inc., Fort Mohave, Arizona, and WHEREAS, the southern boundary and access is Camino Colorado. Portions of Camino Colorado, between this tract and Highway 95, have been dedicated. The remainder are committed for granting or dedication with this tract or prior to it's recording, and ~ .r , . Resolution No. 941J23 IE BK Page 2 2.0F ~ 1883 PG 835 (FEE~91-21~~5) WHEREAS, the approval of this subdivision is based on the understanding that all streets within the subdivision will be constructed with inverted crowns and paved with asphaltic concrete in accordance with Standard Specifications #171 and #101.10D or better; the streets will include curb and gutter; a water supply and distribution system including fire flow will be constructed to serve each lot; grading and drainage related improvements will be made as recommended by the design engineer in the submitted drainage reports; arrangements will be made to extend underground electric and telephone service to each lot in accordance with Arizona Corporation Commission Regulations; lot purchasers will utilize individual sewage disposal systems as approved by the Arizona Department of Environmental Quality; all lots and street centerline monuments will be staked and monumented in accordance with Standard Specification #102; fire hydrants will be provided at locations prescribed by the Fort Mojave Mesa Fire Department; street name and regulatory signs will be installed in accordance with the requirements of the Mohave County Subdivision Regulations and as recommended by the design engineer and as a condition of approval, a designation sign shall describe the street as LOOP or DEAD END; the owner/subdivider is responsible for the completion of improvements and shall provide an assurance for all required subdivision improvements in accordance with Article V of the Subdivision Regulations, and WHEREAS, reviews have been received from the County Engineer, the County Treasurer, Mohave County Health Department, ~ ",.~ " Resolution No. 9.23 _E BK Page 3 3 OF -4 1883 PG 836 (FEE~91-21+45) Arizona Department of Environmental Quality, Arizona Department of Water Resources, Citizens Utilities, Bermuda Water Company and incorporated into the evaluation of this final tract, and NOW THEREFORE BE IT RESOLVED, that the Board approves the said Final Plan conditioned to the following: 1. The developer will make the same commitment for improvements in the Subdivision Questionnaire to the Real Estate Commission as required for approval of this tract by the Board. 2. Arizona Department of Environmental Quality approved the water supply and distribution system. The water distribution system will be designed and constructed in accordance with Arizona Department of Environmental Quality standards and requirements. The water system is designed to provide for future fire flows. Fire hydrants conforming to the minimum County standards shall be provided and located no more than seven hundred fifty (750') feet apart and/or fire hydrants acceptable to the Fort Mojave Mesa Fire Department at the location(s) they prescribe. 3. Arizona Department of Environmental Quality approved the use of individual sewage disposal systems for this subdivision. 4. Arizona Department of Water Resources determined that there is an adequate water supply to serve this subdivision. 5. The final plat for Tract 4123, including the dedication, will need to be properly executed andJC)r ratified ~ all parties having any record title interest in the land being subdivided and included on this subdivision.- 6. The Improvements Costs data sheet shall include facilities for telephone and electric, drainage, lot monumentation and construction staking, inspections, and testing. 7. As-builts shall be submitted that meet the requirements and approval of the County Engineer. 8. Revised CC&R' s shall be submitted incorporating provisions for perpetual maintenance of the six (6') foot block wall at the rear of all exterior lots in Block 1. ~ .,Jii , Resolution No. 9~23 ... The thirty (30') foot width right-of-way of Camino Colorado north of the Riverside Adventure Trails' parcel shall be acquired and the dedication referenced to record on the final plat. 10. The reference to the instrument abandoning or extinguishing the twenty-five (25') foot ingress/egress easement along the north boundary as required by Board Resolution No. 90-343, shall be noted on the plat. 11. Requisite comments as per Public Works letter dated March 11, 1991 shall be complied with. 12. The improvement plans shall show details for the six (6') foot high perimeter block wall and drainage ditch along the north boundary of the site. Supporting data on the drainage ditch's capacities shall also be submitted. 13. The zoning, as defined in Board Resolution No. 90-344, shall go into effect with the recording of this plat. NOW THEREFORE BE IT FURTHER RESOLVED, upon receipt of, or evidence that these conditions have been met, together with the executed mylars and appropriate recording fees, the Director of Planning and Zoning will obtain the necessary signatures from the County Departments and officials and cause the final plat to be recorded. NOW THEREFORE BE IT FURTHER RESOLVED, that notice of hearing has been met and published throughout this subdivision process and the public was afforded notice of this final action through advertisement of the Board of Supervisors' meeting for this date.
