A RESOLUTION SETTING FORTH THE REZONING OF PARCEL 239, BEING THE
SW~ NE~ SECTION 6, TOWNSHIP 21 NORTH, RANGE 18 WEST, TO BE KNOWN
AND SUBDIVIDED AS QUAIL CREEK, TRACT 3032, FROM: A-R/IOA
(AGRICULTURAL RESIDENTIAL/TEN ACRE MINIMUM LOT SIZE) ZONE,
PROPOSED TO BE: R-l/8M (SINGLE FAMILY RESIDENTIAL/EIGHT THOUSAND
SQUARE FOOT MINIMUM LOT SIZE) ZONE, LOCATED IN THE GOLDEN VALLEY
AREA, MORAVE COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on April 1, 1991, a public hearing was
conducted to determine whether approval should be granted to Gary
Aliengena and John Hassett of El Toro, California for a rezoning
from existing A-R/I0A (Agricultural ReSidential/Ten Acre Minimum
Lot Size) zone to R-l/8M (Single Family Residential/Eight
Thousand Square Foot Minimum Lot Size) zone, located in the
Golden Valley area, and
WHEREAS, this proposed subdivision is located approximately
6 miles west of the Highway 68 & 93 junction, approximately one
(1) mile north of Highway 68, an is in between Teddy Roosevelt
and Colorado Roads.
Access is provided to this proposed
subdivision from Highway 68 via Colorado Road north approximately
one-half (.5) mile to Chino Drive, then west approximately one-
half (.5) mile to Ligurta Road, then north approximately one-half
(.5) mile to Burro Drive where this project lies on a northeast

corner of that intersection, and

WHEREAS, this parcel is surrounded by private land owners on
unsubdivided land.
The proposed development is currently vacant
and zoned A-R/I0A (Agricultural-Residential/Ten Acres Minimum Lot
Size) .
The development consists of 112 individual lots to be
zoned R-l (Single Family Residential).
These lots will have
minimum lot size of 10,000 square feet and a maximum of 14,000
square feet.
The overall density proposed is 2.8 dwelling units
per acre, and
WHEREAS, at the public hearing before the Mohave County
Planning and Zoning Commission on March 13, 1991, and upon review
of the preliminary plat, the Commission felt the standard R-l
zoning may not be appropriate for this subdivision and did
recommend a modification to the requested zone change to R-l/8M
(Single Family Residential/Eight Thousand Square Foot Minimum Lot
Size) and did recommend APPROVAL of this amended zone change
contingent upon the following conditions:
1.

Preliminary Plat approval.
2. The applicant comply with all applicable provisions of
Sections 25, 26, 27, and 31 of the Mohave County Zoning
Regulations.
3. The rezone shall become effective upon the recordation
of the Final Plat.

WHEREAS, the notice of hearing was published in the Kingman
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona, on March 17, 1991, and posted March 19,
1991 as required by Arizona Revised Statutes, and the Mohave
County Zoning Regulations, and
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, April 1, 1991 approved this
change in zoning as recommended by the Mohave County Planning and
Zoning Commission and outlined herein.
