RESOLUTION NO. 91-103 A RESOLUTION SETTING FORTH THE REZONING OF LOT 9, BLOCK A, GOLDEN SAGE RANCHOS UNIT 61, FROM: A-R/2A (AGRICULTURAL RESIDENTIAL/TWO ACRE MINIMUM LOT SIZE) ZONE, PROPOSED TO BE: A-R/IA (AGRICULTURAL RESIDENTIAL/ONE ACRE MINIMUM LOT SIZE) ZONE, LOCATED IN THE GOLDEN VALLEY AREA, MOHAVE COUNTY, ARIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on April 1, 1991, a public hearing was conducted to determine whether approval should be granted to John E. Diaz of Bullhead City, Arizona for a rezoning from existing A- R/2A (Agricultural Residential/Two Acre Minimum Lot Size) zone to A-R/IA (Agricultural Residential/One Acre Minimum Lot Size) zone, located in the Golden Valley area, and WHEREAS, Golden Ranchos Unit 61 is located Sage approximately 8 miles west of the Highway 68 & 93 junction and approximately 3.25 miles north of Highway 68. The subject property is accessed from Highway 68 via Laguna Road north approximately 3.75 miles Drive thence west to Mancos approximately 300 .feet to the northeast corner of Mancos Drive and Cowlic Road which this lot occupies, and WHEREAS, review of floodplain map #040058-2150B indicates this site is not located in proximity to a major floodplain. This section is located immediately north of the Golden valley Improvement District, and WHEREAS, a public hearing before the Mohave County Planning and Zoning Commission on March 13, 1991 did generate a recommendation of approval of the proposed zone change and lot split contingent upon the following conditions: 1. Submittal and recordation of a Parcel Plat prepared in accordance with Article 3.16 of the Mohave County Subdivision Regulations. 2. The establishment of a minimum lot size based on the size of parcels per the recorded Parcel Plat. 3. Each parcel shall have legal access. 4. Each parcel shall meet or exceed one (1) acre exclusive of road easements. S. The Parcel Plat shall show any surface drainage or FEMA flood zones. 6. The rezone shall not become effective for at least thirty (30) days after final approval of the change in classification by the Board of Supervisors, being May 1, 1991, as per ARS 11-829E. 7 . I f these conditions are not met wi thin one (1) year this approval shall be void. If at the expiration of this period the property has not been improved for the use for which it was conditionally approved, the Board after notification by registered mail to the owner and applicant who requested the rezoning shall schedule a public hearing to grant an extension, determine compliance with the schedule for development or cause the property to revert to its former zoning classification in accordance with Arizona Revised Statutes Annotated, Title 11, Chapter 6, 11-832. - , .. "" ~....' . .E 3 OF 1871 PG 3 97 (FEE~91-15551) Resolution No. 91-103 Page 3 WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, on March 17, 1991, and posted March 19, 1991 as required by Arizona Revised Statutes, and the Mohave County Zoning Regulations, and NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, April 1, 1991 approved this change in zoning as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
