RESOLUTION NO. 91-101
A RESOLUTION AMENDING THE GOLDEN VALLEY AREA PLAN TO PROVIDE FOR
COMMERCIAL AND MULTIFAMILY RESIDENTIAL USES IN SECTION 12,
TOWNSHIP 21 NORTH, RANGE 19 WEST, TO BE PART OF THE REVISED
COMPREHENSIVE PLAN FOR MOHAVE COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on April 1, 1991, a public hearing was
conducted to consider amending the Golden Valley Area Plan. The
amendment will be to provide for commercial and multifamily
residential uses in Section 12, Township 21 North, Range 19 West.
Section 12 is bounded by Teddy Roosevelt and Laguna Roads, Chino
and Shipp Drives, in the Golden Valley area, as outlined in
Exhibit "A", and
WHEREAS, the Planning and zoning Commission is required to
recommend to the Board of Supervisors a County land use General
Plan which is designed to conserve natural resources, aid public
spending, and promote the health, safety, convenience, and
general welfare of the public, and
WHEREAS, Section 12 is located approximately 7 miles west of
the Highway 68 and 93 junction and is bisected by Highway 68.
The section is bounded by Teddy Roosevelt & Laguna Roads, Chino &
Shipp Drives. According to staff land use maps this section has

one residence accessing off of Shipp Drive and two commercial
uses on the north side of the highway.
The recently approved
Monte Carlo Mobile Home Park is located in the northwest corner
of this section. Horizon Estates also has recently been approved
and initiated a previous area plan amendment request which was
heard at the December 12, 1990 Planning and zoning Commission
meeting, and
WHEREAS, at that time the planning staff inadvertently left
out a proposed development named Liem Estates which was in the
sketch plan phase.
As the planning staff was not apprised of
this omission until after the amendment had been approved by the
Board, the Planning staff suggested the applicant resubmit for an
area plan amendment.
The proposal is to allow for multifamily
and commercial uses on the northwest corner of Teddy Roosevelt
Road and Highway 68.
This project has been in process for some
ti~e and has recently revised due to access considerations with
an adjoining property owner, and
WHEREAS, the Commission recommend APPROVAL of this proposal
to amend the Golden valley Area Plan which would allow for
commercial and multifamily residential uses, and
WHEREAS, the notice of hearing was published in the Kingman
Daily Miner, a newspaper of general circulation in Kingman,

Mohave County, Arizona, on March 17, 1991 and posted March 15,
1991 as required by Arizona Revised Statutes and the Mohave
County Zoning Regulations, and
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, April 1, 1991 approved and
adopted this update of the South Mohave valley Area Plan as
recommended by the Mohave County Planning and Zoning Commission
and outlined herein.
