RESOLUTION NO. 91-96 A RESOLUTION SETTING FORTH THE REZONING OF THE S~ N~ NE~ SW~ AND N~ SW~ NE~ SW~ SECTION 25, TOWNSHIP 19 NORTH, RANGE 22 WEST, TO BE KNOWN AND SUBDIVIDED AS SUN DESERT ESTATES, TRACT 4121, FROM: A-R (AGRICULTURAL RESIDENTIAL) ZONE, PROPOSED TO BE: R-O/8M (SINGLE FAMILY RESIDENTIAL/MOBILE HOMES PROHIBITED/EIGHT THOUSAND SQUARE FOOT MINIMUM LOT SIZE) ZONE, LOCATED IN THE SOUTH MOHAVE VALLEY AREA, MOHAVE COUNTY, ARIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on April 1, 1991, a public hearing was conducted to determine whether approval should be granted to Phillip Jost of Bullhead City, Arizona for a rezoning from existing A-R (Agricultural Residential) zone to R-O/SM (Single Family Residential/Mobile Homes Prohibited/Eight Thousand Square Foot Minimum Lot Size) zone, located in the South Mohave Valley area, and WHEREAS, this proposed subdivision is located approximately 2.5 miles south of Bullhead City's southern most boundary and is approximately 1.25 miles east of Highway 95. Moreover, this project is accessible from Highway 95 via Hammer Lane, then east 1.75 miles to Van Mouwerik, then south approximately three hundred thirty (330) feet to Sun Estates, Tract 4121, and . .._"'. ~.t . . 20F BK 1871 PG 3 72 (FEE~91-15544). Resolution No. 91-96 Page 2 WHEREAS, this property is bordered on the north by the proposed Moon Ridge subdivision, on the south by the proposed Pine River Estates and Moon valley subdivisions, on the west by Tierra Del Rio, Tract 4048-D, and on the east by unsubdivided properties and a portion of Moon Ridge. These pro j ects are located on the western alluvial slope of the Black Mountains and are subject to flash flooding and sheet flow runoff, and WHEREAS, the preliminary plan depicts approximately fifteen (15) acres subdivided into forty nine (49) individual lots. The proposed minimum lot size for this project will be 8,800 square feet with a maximum lot size being proposed as 13,420 square feet. The overall density for this project will be approximately 3.2 units per acre. The South Mohave Valley Area Plan has designated this area as having a potential for single family residences, and WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on March 13, 1991, and upon review of the preliminary plat, the Commission felt the standard R-O zoning may not be appropriate for this subdivision and did recommend a modification to the requested zone change to R-O/8M (Single Family Residential/Mobile Homes Prohibited/Eight Thousand Square Foot Minimum Lot Size) and did recommend APPROVAL of this amended zone change contingent upon the following conditions: ...--. -'. .... Special side front yard setbacks of fifteen (15') feet apply to those lots side fronting on Van Mouwerick as follows: a. Block 1 Lot 9 . , b. Block 2 Lot l' , c. Block 4 Lots 1 & 12; d. Block 5 Lot 1 . , e. Block 6 Lot 8 . 4. The rezone shall become effective upon the recordation of the Final Plat. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, on March 17, 1991, and posted March 19, 1991 as required by Arizona Revised Statutes, and the Mohave County Zoning Regulations, and NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, April 1, 1991 approved this change in zoning as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
