RESOLUTION NO. 91-90 A A RESOLUTION SETTING FORTH THE REZONING OF A PORTION OF SECTION 5, TOWNSHIP 40 NORTH, RANGE 15 WEST, TO BE KNOWN AND SUBDIVIDED AS BEAVER DAM ESTATES, TRACT 3034, FROM: A (GENERAL) ZONE, PROPOSED TO BE: R-1 (SINGLE FAMILY RESIDENTIAL) ZONE, LOCATED IN THE ARIZONA STRIP AREA, MOHAVE COUNTY, ARIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on April 1, 1991, a public hearing was conducted to determine whether approval should be granted to John Hanley of Pacific Palisades, California for a rezoning from existing A (General) zone to R-l (Single Family Residential) zone, located in the Arizona Strip area, and WHEREAS, the owner applied for a R-MH zoning designation rather than a R-l zoning. The major difference between these zones are the setback and screening provisions, and allowed accessory uses, and WHEREAS, this property is located approximately one half (~) mile north of Inte~state 15, where it fronts along the east side of old Highway 91 and is on the north side of the Beaver Dam wash and the Beaver Dam Lodge. Access to this project will be provided directly off of Highway 91, and 'v.. -....:. ... ... . &E BK 20F 1871 PG 3 54 CFEE#91-15539) Page 2 Resolution No. 91-90 WHEREAS, the preliminary plat for this subdivision was conditionally approved at the February 13, 1991 Planning and Zoning meeting. The preliminary plat depicts 15.2 acres, divided into a total of forty eight (48) individual lots. The minimum lot size being proposed is six thousand (6,000) square feet and the maximum lot size will be 8,783 square feet. The overall density of this project will be 3.16 lots per acre. This figure includes approximately eight (8.0) acres of open space, and WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on March 13, 1991, and upon review of the preliminary plat felt the standard R-MH zoning may not be appropriate for this subdivision and did recommend a modification to the requested zone change to R-l (Single Family Residential) and did recommend APPROVAL of this amended zone change contingent upon the following conditions: 1. The rezone shall become effective upon the recordation of the Final Plat. 5. The minimum setbacks for this development shall be the standard R-l setbacks as described in the regulations. 6. Parcels D, F and The unnamed parcels bracketing parcel E (as described on the current preliminary plat) shall be zoned A-R/with a minimum lot size to be determined by the final plat. .,.,.."' ~.. '- -J . t/ E 3 OF 3 1871 PG 55 (FEE~91-15539) Resolution No. 91-90 Page 3 WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, on March 17, 1991, and posted March 19, 1991 as required by Arizona Revised Statutes, and the Mohave County Zoning Regulations, and NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, April 1, 1991 approved this change in zoning as recommended by the Mohave County Planning and zoning Commission and outlined herein.
