PAGE liOF ~ I'lOHAVECOllNTY BOARD OF SUPERVISORS RECOROIrqG FEE . 0.00 NC " RESOLUTION NO. 91-200 A RESOLtJ'l'ION SETTING FORTH APPROVAL OF A PETITION OF EXCEPTION FOR A CHANGE OF STReET SECTION FOR CHAPARRAL MESA I, TRACT 3024~ A, LOCATED IN THE KINGMAN AREA, MORAVE COUNTY, ARIZONA WHEREAS, at the special meeting of the Mohave Coun~f Board of Supervisors held July 22, 1991 a public hearing was conducted to consider approval of a petition of exception for a change of street section for Chaparral Mesa I, Tract 3024-A located in the '1 Kingman area, and WHEREAS, the owner/developer of this tract is William Nugent Construction, an Arizona Corporation. The engineer of record on this project is Jack Stovall of Stovall Engineer, Inc., Riviera, Arizona, and , WHEREAS, Petition of Exception was submit.ted for the following exception: 1. Local streets within a sixty with twenty-eight (28') foot travel lanes, asphalt concrete (60') foot right-oaf-way face to face of curb surfaces .. This petition is submitted as a req\1est that the Planning and Zoning Commission reoommenct to the Board of Supervisors the granting of an exception from the Subdivision' Regulations as outlined in Article 1.13 for the following reasons: I. The granting of this petition will not be detrimental to the public welfare or injurious to other adjacent ~/ --- ,"'- '- .. PA~ 2 OF 3 BK 1922 PG 201 (FEE~91-39409) Page 2 Resolution No. 91-200 properties because no parking will be allowed on travel lanes, access to all properties is provided, and drainage will be constructed within travel lanes. II. This request will not nullify the intent or purpose of the Modified Urban Street Standards dated 11-14-90 by the County Engineer. III. The special circumstances or conditions affecting said properties are as follows: 1. Local streets are not designed or intended to act as thoroughfares. 2. proposed cross section is similar to city of Kingman requirements. 3. Drainage is provided within the curb line. 4. Parking shall not be permitted on the street travel lanes. ['! \. ,: I ' The Commission recommends APPROVAL of the petition of exception with the following conditions noted: 1. As-Builts of the Street Improvement plans must be submitted for review and approval. 2. Only Lass Avenue, Snavely Avenue, Snavely Bay, Snavely Court, Snavely Cove and Snavely place which were constructed as 28 foot wide, face to face of curb, asphalt concrete surfaced roadways are approved with this petition. (NOTE: The minimum street width permitted under current County Subdivision Regulations is 40 feet in width measured face to face of curb for a local street.) 3. "No Parking" signage shall be erected by developer along the roadways identified in #2 above. 4. This petition only applies to the roadways mentioned above. If narrower paving with curb is requested for any street in the reminder of tract 3024 a petition of exception must be submitted for review by Planning and zoning Commission and approval of the Board of Supervisors prior to submittal of a final map. u I .. <. ~ --.,..
