RESOLUTION NO. 91-183
A RESOLUTION SETTING FORTH APPROVAL OF A REQUEST FOR AN EXTENSION
OF TIME FOR PROCESSING OF THE APPROVED PRELIMINARY SUBDIVISION
PLAT FOR AZTEC VILLAS, TRACT 4065, IN THE E~ SE~ NW~ SECTION 23,
TOWNSHIP 19 NORTH, RANGE 22 WEST, LOCATED IN THE SOUTH MOHAVE
VALLEY AREA, MOHAVE COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held July 1, 1991 a public hearing was conducted
to consider approval of a request for an extension of time for
processing of the approved preliminary subdivision plan for Aztec
Villas, Tract 4065, and
WHEREAS, the owner/developer of this tract is Counsel
Corporation, John K. Hoover, President of Orange, California, and
WHEREAS, the preliminary plan for AZTEC VILLAS lies one-half
( .5) mile east of Highway 95 and north of Aztec Road.
It was
originally approved on April 4, 1988 with Board of Supervisors
approval of P&ZC Resolution 88-29, and
WHEREAS, technically the two (2) year period of life granted
an approved preliminary plan expired April 4,1990, and

WHEREAS, in September, 1990, a final plat submittal was made
for that part of Aztec Villas fronting on Aztec Road. The
submittal was not acceptable for processing due to changes from
the approved preliminary, and
WHEREAS, the development of El Rodeo Drain approximately
one-quarter (.25) mile south of this tract necessitated redesign
of Courtney Greens, Tract 4054-B.
Courtney Greens and Aztec
Villas share frontage' on Aztec Road and were both originally
designed with a cross road tying both tracts together, and
WHEREAS, Courtney Greens redesign included moving the cross
street to the east.
Approval of and eventual recording of the
redesign of Courtney Greens, Tract 4054-B, required a redesign
wi thin Aztec Villas.
Therefore, the map approved on April 4,
1990 and the redesigned map are not the same, and
WHEREAS, the Subdivision Ordinance provides for the Planning
and Zoning Commission and Board of Supervisors the right to grant
an extension of time for one (1) year, with additional extensions
where justified, and
WHEREAS, the Planning & Zoning Commission at their meeting
of June 12, 1991 recommended that, due to circumstances that
delayed fulfillment of development, extensions of time be granted
retroactive from April 4, 1990 to April 4, 1991 and one (I)
additional extension to April 4, 1992 with the condition that a
revised preliminary plan be submitted reflecting design changes

made to match redesign of Courtney Greens.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, July 1, 1991 approved these
extensions of time to April 4, 1992 as recommended by the
Commission and outlined herein.
