PAGE 1 OF 3 MOHAVE COUNTY BOARD OF SUPERVISORS RECORDIHGFEE 0.00 He -".., RESOLUTION NO. 91-163 A RESOLUTION SETTING FORTH APPROVAL OF A ZONING USE PERMIT TO ESTABLISH A MOBILE HOME AS A SALES OFFICE IN AN A-R (AGRICULTURAL RESIDENTIAL) ZONE, LOCATED IN A PORTION OF THE E~ PARCEL 250, SECTION 11, TOWNSHIP 21 NORTH, RANGE 19 WEST, IN THE GOLDEN VALLEY AREA, MOHAVE COUNTY, ARIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held June 3, 1991 a public hearing was conducted to determine whether approval should be granted to John Eldean of K.N.S., INC., Kingman, Arizona, for a Zoning Use Permit to establish a mobile home as a sales office in an A-R (Agricultural Residential) zone, located in a portion of the E~ Parcel 250, Section 11, Township 21 North, Range 19 West, occupying the northwest corner of Highway 68 and Cove Road, located in the Golden Valley area, and WHEREAS, Section 11 is approximately 8 miles west of the Highway 68 and 93 junction and is bisected by Highway 68. The subject property occupies the northwest corner of Cove Road and Highway 68 extending north along Cove Road to Chino Drive, and WHEREAS, review of floodplain map #040058-2325B indicates this parcel is clear of a designated floodplain. Surrounding land uses consist of vacant land to the east and west and mixed -- !'...... . . Resolution No. 91-163 Page 2 uses south of Highway 68 with Crystal Springs Estates lies immediately to the north. The applicant seeks to establish the sales office for the selling of lots within Crystal Springs Estates. This request for a temporary sales trailer is similar to a number of requests that have been approved in the South Mohave valley area, and WHEREAS, a public hearing before the Mohave County Planning and Zoning Commission on May 8, 1991 did generate a recommendation of conditional approval of the Zoning Use Permit (ZUP) with the following conditions noted: 1. This permit shall be a temporary permit for a one year period with provision for one extension of one year. 2. The site shall have appropriate landscaping for the surroundings, shall provide temporary adequate off- street parking as provided in the site plan. 3. At the expiration of this approval the property shall revert to original zoning and condition except for such improvements that can be incorporated into the parcel's future use. 4. The mobile home shall have an affixed HUD label. 5. The mobile home shall be used as a sales office only and not as a residence or watchman's quarters. 6. The access and parking area be paved if the sales office use extends beyond one (1) year from the date of Board approval. 7. That appropriate zoning/building permits be obtained. Resolution No. 91-163 Page 3 Mohave County, Arizona on May 19, 1991, and posted May 17, 1991 as required by the Arizona Revised Statutes and the Mohave County zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, June 3, 1991 approved this Zoning Use Permit as recommended by the Mohave County Planning and Zoning Commission, subject to the conditions outlined herein.
