RESOLUTION NO. 91-161
A RESOLUTION SETTING FORTH THE APPROVAL OF A ZONING USE PERMIT TO
ESTABLISH A RESIDENCE IN A C-2 (GENERAL COMMERCIAL) ZONE, ON LOTS
20 & 21, BLOCK 5, COLLEGE HEIGHTS UNIT 11, LOCATED IN THE KINGMAN
AREA, MORAVE COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on June 3, 1991, a public hearing was
conducted to determine whether approval should be granted to
Eugene E. & Julia A. Lawrence of Daggett, California for a Zoning
Use Permit to establish a residence in a C-2 (General Commercial)
zone, or if the Planning and Zoning Commission recommendation for
DENIAL should be upheld.
This request is located on the
northeast corner of Christian Avenue and Stockton Hill Road
located in the Kingman, and
WHEREAS, College Heights Unit #1 is located approximately
3.75 miles due north of the 1-40 and Stockton Hill Road junction.
The subject property occupies the northeast corner of the
Stockton Hill Road and Christianson Avenue (.5 miles north of
Jagerson Avenue) intersection, and
WHEREAS, review of floodplain map #040058-2165C indicates
this area is clear of a designated flood zone.
The property is
currently vacant. Surrounding land uses consist of residences to

the west across Stockton Hill Road and to the north and east with
vacant land to the south.
The rest of Block 5 is zoned R-M and
these lots are the only commercial zoning in the block.
With
this in mind it may be prudent to suggest the applicant modify
his request and rezone these lots residential.
Existing
commercial zoning to the south along Stockton Hill Road is
currently vacant, and
WHEREAS, a public hearing before the Mohave County Planning
and Zoning Commission, on May, 1991, by a vote of 3-2, did
generate a recommendation of DENIAL of this zoning Use Permit
request based on the fact that a ZUP for a mobile home residence
would not be consistent with existing zoning in the area, and
WHEREAS, the notice of hearing was published in the Mohave
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona on May 19, 1991, and posted May 17, 1991,
as required by the Arizona Revised Statutes and the Mohave County
Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, June 3, 1991, after review of
the submittal materials, and by unanimous vote, APPROVED this
Zoning Use Permit request, as outlined herein.
