A RESOLUTION SETTING FORTH THE REZONING OF THE NW~ SECTION 10,
TOWNSHIP 21 NORTH, RANGE 16 WEST, TO BE KNOWN AND SUBDIVIDED AS
VISTA BELLA UNIT 1, TRACT 3039, FROM: A-R/10A (AGRICULTURAL
RESIDENTIAL/TEN ACRE MINIMUM LOT SIZE) ZONE, PROPOSED TO BE: (S-
D)R-O/10M (SPECIAL DEVELOPMENT SINGLE FAMILY RESIDENTIAL MOBILE
HOMES PROHIBITED/TEN THOUSAND SQUARE FOOT MINIMUM LOT SIZE) AND
(S-D)C/14A (SPECIAL DEVELOPMENT COMMERCIAL/FOURTEEN ACRE MINIMUM
LOT SIZE) ZONES, LOCATED IN THE KINGMAN AREA, MOHAVE COUNTY,
ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on June 3, 1991, a public hearing was
conducted to determine whether approval should be granted to
MAVIT, Corporation of Scottsdale, Arizona for a rezoning from
existing A-R/10A (Agricultural Residential/Ten Acre Minimum Lot
Size) zone to (S-D) R-O / 10M (Special Development Single Family
Residential/Mobile Homes Prohibited/Ten Thousand Square Foot

CommerCial/Fourteen Acre Minimum Lot Size) zones, located in the
Kingman area, and
WHEREAS, Vista Bella Unit 1, a planned residential
community, is located within the NW~ of Section 10 approximately
one-half (.5) mile east of Kingman. Access is provided primarily~
via Andy Devine Avenue, east on Louise Avenue to Eastern, then
north on Eastern approximately one (I) mile to Railroad Street,

then approximately one (1) mile north east along Railroad Street
to Airway Avenue, then approximately one and one-quarter (1.25)
mile east to the southeast corner of Airway Avenue and
Prospector, then approximately one-quarter (.25) mile south or
east to this projects boundary.
This subdivision is a
subdivision of the Kingman Ranch Unit 2 Parcel Plat.
Valle Del
Sol occupies the NW~ NW~ Section 10 and will tie into this
project's street circulation, and
WHEREAS, the project consist of 107+ acres divided into four
Phases, three of which will be developed into approximately 280
single-family residential uses with the ,fourth phase reserved as
a fourteen (14) acre commercial site.
The minimum lot size
indicated on the preliminary plat is ten thousand (10,OOO) square
feet, and
WHEREAS, based on a suggestion by staff during preliminary
plat review and reiterated in preliminary plat approval
conditions the applicant is amending his request from R-1/7M to
R-O/10M zoning to meet minimum lot requirements for individual
on-site waste water treatment and disposal systems consisting of
septic tanks and disposal trenches, and
WHEREAS, at the public hearing before the Mohave County
Planning and Zoning Commission on May 8, 1991, the Commission

recommended APPROVAL of the requested zone change contingent upon
the following conditions:
The applicant has requested his zone request be modified
from R-1/7M (Single Family Residential/Seven Thousand Square
Feet Minimum Lot Size) to R-O/10M (Single Family Residential
Mobile Homes Prohibited/Ten Thousand Square Feet Minimum Lot
Size) . In addition, due to the mix of residential and
special development commercial uses, the Commission
recommended this entire subdivision be designated a Special
Development (S-D) with accompanying zoning specifications:

WHEREAS, the notice of hearing was published in the Kingman
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona, on May 19, 1991, and posted May 17, 1991
as required by Arizona Revised Statutes, and the Mohave County
Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, June 3, 1991 approved this
