I RESOLUTION NO. 91-136 A RESOLUTION SETTING FORTH APPROVAL OF A ZONING USE PERMIT TO ESTABLISH A MOBILE HOME AS A RESIDENCE IN A C-2 (GENERAL COMMERCIAL) ZONE, IN NEW KINGMAN ADDITION f8, TRACT 1101, BLOCK 111, LOTS 3 & 4, LOCATED IN THE KINGMAN AREA, MOHA VE COUNTY, ARIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held May 1, 1991 a public hearing was conducted to determine whether approval should be granted to Ron Wood 0 f Kingman, Arizona for a Zoning Use Permit to establish a mobile home as a residence in a C-2 (General Commercial) zone, located in New Kingman Addition Unit 8, Block 111, Lots 3 & 4, located on the south side of John L Avenue, one-hundred (100') feet west of North Bank Street in the Kingman area, and WHEREAS, New Kingman Addition #8 is located approximately 2.5 miles due north of the 1-40 and Highway 66 junction. The subject property is accessed from Highway 66 via Castle Rock Road north to Gordon Drive thence west 1 mile to North Bank Street thence north approximately 1.25 miles to John L. Avenue thence west approximately 100 feet on the south side of the street, and WHEREAS, review of floodplain map #040058-2165C indicates this lot is not in a designated floodplain. Surrounding land r j;'~ I ' Resolution No. g~~i36 Page 2 uses consist of residential uses to the west and southwest with a conunercial building to the east. The conunercial building does not appear heavily used, The applicant desires to place mobile homes on these conunercially zoned parcels, and WHER&~S, a public hearing before the Mohave County Planning and did generate a Zoning Conunission 1, 1991 on May recommendation of conditional approval of the Zoning Use Permit (ZUP) with the following conditions noted: 2. 5 ' 1. That Zoning/Building permit(s) be obtained. If construction or use has not commenced within one (1) year of Board approval of the Zoning Use Permit or if the use has been discontinued for six (6) months, then approval shall terminate at that date, 3. This Zoning Use Permit is subject to revocation upon sixty (60) dayI'! notification by the Board of Supervisors, if in the opinion of the Conunission and Board the continued use of the property would be contrary to the public health, safety, and welfare, 4 , That the mobile home shall be used as a residence only and shall not be used in conjunction with the underlying C-2 (General Conunercial) zoning, If the underlying C-2 zoning were to be exercised by the owner of the property then a rehearing of this ZUP would be required. The mobile home shall have an affixed HUD label. 6 . That a buffer, in the form of a six (6') foot solid ,,'all shall be required along the eastern boundary of Lot 3 where residential uses abut commercial uses and zoning. Construction must be coordinated wi th pertinent utilities as to location of PUE and placement of the Solid wall, The Commission is taking the posi tion that ZUP' s for residential uses should not be issued for Lots I & 2 of Block III and existing commercial zoning beencourag.ed to be utilized, In addition the zoning request for Lots 39 and 40 would further deter the issuance of ZUP'I'! for the above mentioned Lots I & 2, ",,-" ' ./"-", i Resolution No. S~1136 Page 3 WHEREA~, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona on April 14, 1991, and posted April II, 1991 as required by the Arizona Revised Statutes and the Mohave County Zoning Regulations, and NOW ~iEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Wednesday, .May I, 1991 approved this Zoning Use Permit as recommended by the Mohave County Planning and Zoning Commission, subject to the conditions outlined herein.
