PAGE 1 OF 4 r;OHAVE COUNTY BOARD OF SUPERVISQRS RECORDING FEE .0.00 NC LI..,. . 55287 BK 1957 PG 392 RESOLUTION NO. 91-270 A RESOLUTION SETTING FORTH APPROVAL OF A ZONING USE PERMIT TO ALLOW THE ESTABLISHMENT OF A MOBILE HOME PARK IN A R-M (MULTIPLE FAMILY RESIDENTIAL) ZONE ON THE SOUTH 824 FEET OF PARCEL 80, SACRAMENTO VALLEY RANCHES, SECTION 17, TOWNSHIP 21 NORTH, RANGE 18 WEST, LOCATED IN THE GOLDEN VALLEY AREA, MORAVE COUNTY, ARIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held October 7, 1991 a public hearing was conducted to determine whether approval should be granted to Edwin Longworth of Norwalk, California for a Zoning Use Permit to allow the establishment of a mobile home park in a R-M (Multiple Family Residential) zone on the south 824 feet of Parcel 80, Sacramento Valley Ranches, Section 17, Township 21 North, Range 18 West, occupying the northeast intersection of Collins Drive and Colorado Road in the Golden Valley area, and WHEREAS, Section 17 is approximately five (5) miles west of the Highway 68 and 93 junction and is approximately one-half (.5) mile south of Highway 68. The subject property is accessed from Highway 68 via Colorado Road south approximately one (1) mile on the east side of the street to the northeast corner of Collins Drive and Colorado Road, and . . ~ . . PAGE 2 OF BK 1957 PG 4 393 (FEEi91-'5528 7) Page 2 Resolution 91-270 WHEREAS, review of floodplain map #040058-2325B indicates a portion of this parcel to be within a designated floodplain. The property is currently vacant. Surrounding land uses consist of the Rancho Verde subdivision to the east, Golden Acres subdivision to the southwest, with the remainder being mostly vacant land with some homes. The home owner immediately to the north has indicated his opposition to this request. The applicant desires to place a mobile home park on this twenty-five (25) acre parcel consisting of 175 spaces. This property is located within the Valley Pioneer Water Company District and the Building Code area, and WHEREAS, the area plan was amended recently to allow for this use in conjunction with another request in the section. The applicant has requested this Zoning Use Permit (ZUP) which would provide for a mobile home park in a R-M . (Multiple Family Residential) zone, and WHEREAS, a public hearing before the Mohave County Planning and Zoning Commission on September 11, 1991 and did generate a recommendation of APPROVAL of the requested Zoning Use Permit (ZUP) contingent upon the following conditions: 1. The applicant submit requisite plans and reports in accordance with Section 27.1 of the Mohave County Regulations, or its successor, for review and approval by the Commission. 4. Arizona Department of Water Resources approves the water supply and distribution system. 7. Arizona Department of Environmental Quality approves the quantity and quality of the water supply. 8. Arizona Department of Environmental Quality approves the use and design of the sewage treatment facility for this development. 9. That Zoning/Building permit(s) be obtained. 10. If construction or use has not commenced within one (1) year of Board approval of the Zoning Use Permit or if the use has been discontinued for six .(6) months, then approval shall terminate at that date. 11. This Zoning Use Permit is subject to revocation upon sixty (60) days notification by the Board of Supervisors, if in the opinion of the Commission and Board the continued use of the property would be contrary to the public health, safety, and welfare. 12. If these conditions are not met within one (1) year this approval shall be void. If at the expiration of this period the property has not been improved for the use for which it was conditionally approved, the Board after notification by registered mail to the owner and applicant who requested the ZUP shall schedule a public hearing to grant an extension, determine compliance with the schedule for development or cause the property to revert to its former zoning classification in accordance with Arizona Revised Statutes Annotated, Title 11, Chapter 6, 11-832. r. ~ ~. . . PAGE 4 OF 4 BK 1957 PG 395 (FEE~91-55287) Resolution 91-270 Page 4 WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona on September 20, 1991, and posted September 20, 1991 as required by the Arizona Revised Statutes and the Mohave County Zoning Regulations, and NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, October 7, 1991 approved this Zoning Use Permit as recommended by the Mohave County Planning and Zoning Commission, subject to the conditions outlined herein.
