A RESOLUTION SETTING FORTH APPROVAL OF A ZONING USE PERMIT TO
ALLOW THE ESTABLISHMENT OF A WATCHMAN' S RESIDENCE IN A C-2H
(HIGHWAY COMMERCIAL) ZONE ON LOT 10, BLOCK E, GOLDEN SAGE RANCHOS
#65, LOCATED IN THE GOLDEN VALLEY AREA, MOHAVE COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held October 7, 1991 a public hearing was
conducted to determine whether approval should be granted to
Henry Shaw of Kingman, Arizona for a Zoning Use Permit to allow
the establishment of a watchman's residence in a C-2H (Highway
Commercial) zone on Lot 10, Block E, Golden Sage Ranchos #65,
occupying the northeast corner of Highway 68 and Marana Road in
the Golden Valley area, and
WHEREAS, Section 9 is approximately five (5) miles west of
the Highway 68 and 93 junction and is bisected by Highway 68.
The subject property occupies the northeast corner of Highway 68
and Marana Road, and
WHEREAS, review of floodplain map #0400S8-2325B indicates
this area to be outside of a designated floodplain. The property
is currently occupied by a hardware store. Surrounding land uses
consist of commercial uses along Highway 68, a majority of which
have residences on the same lots.

The applicant desires to establish a
residence and provide security for his business.
This property
is located within the Valley Pioneer Water Company District and
the Building Code area, and
WHEREAS, a public hearing before the Mohave County ~lanning
and Zoning Commission on September 11, 1991 and did generate a
recommendation of APPROVAL of the requested zoning Use Permit
(ZUP) contingent upon the following conditions:
1. That Zoning/Building permit(s) be obtained.
2. If construction or use has not commenced within one (1)
year of Board approval of the Zoning Use Permit or if
the use has been discontinued for six (6) months, then
approval shall terminate at that date.
3. This Zoning Use Permit is subject to revocation upon
sixty (60) days notification by the Board of
Supervisors, if in the opinion of the Commission and
Board the continued use of the property would be
contrary to the public health, safety, and welfare.
4. That the mobile home shall be used as a residence in
conjunction with the underlying C-2H (General
Commercial) zoning. If the underlying C-2H zoning were
not to be exercised by the owner of the property then a
rehearing of this ZUP would be required.
5. The mobile home shall have an affixed HUD label.
6. I f these conditions are not met wi thin one (1) year
this approval shall be void. If at the expiration of
this period the property has not been improved for the
use for which it was conditionally approved, the Board
after notification by registered mail to the owner and
applicant who requested the ZUP shall schedule a public
hearing to grant an extension, determine compliance
with the schedule for development or cause the property
to revert to its former zoning classification in
accordance with Arizona Revised Statutes Annotated,
Title 11, Chapter 6, 11-832.

WHEREAS, the notice of hearing was published in the Kingman
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona on September 20, 1991, and posted
September 20, 1991 as required by the Arizona Revised Statutes
and the Mohave County Zoning Regulations, and
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, October 7, 1991 approved this
Zoning Use Permit as recommended by the Mohave County Planning
and Zoning Commission, subject to the conditions outlined herein.
