A RESOLUTION SETTING FORTH THE REZONING OF LOT 14, BLOCK E,
GOLDEN SAGE RANCHOS UNIT 66, SECTION 3, TOWNSHIP 21 NORTH, RANGE
19 WEST, FROM: A-R/2A (AGRICULTURAL RESIDENTIAL/TWO ACRE MINIMUM
LOT SIZE) ZONE, PROPOSED TO BE: A-R/lA (AGRICULTURAL
RESIDENTIAL/ONE ACRE MINIMUM LOT SIZE) ZONE, LOCATED IN THE
GOLDEN VALLEY AREA, MOHAVE COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on. September 3, 1991, a public hearing was
conducted to determine whether approval should be granted to
Laura Turner and Gloria Griffis of Palm Dale, California for
rezoning of Lot 14, Block E, Golden Sage Ranchos Unit 66,Section
3, Township 21 North, Range 19 West, from A-R/2A (Agricultural
Residential/Two

to
A-R/1A
Minimum Lot

Acre
(Agricultural Residential/One Acre Minimum Lot Size) zone,
located approximately 630 feet south of Agua Fria Drive on the
east side of Elfrida Road, located in the Golden Valley area, and
WHEREAS, Section 3 is approximately 9 miles west of the
Highway 68 and 93 junction and approximately .5 miles north of
Highway 68. The subject property is accessed from Highway 68 via
Egar Road north approximately 1.5 miles to Agua Fria Drive thence
(~') east approximately 2,000 feet to El Frida Road thence south

WHEREAS, review of floodplain map #040058-2150B indicates
this parcel to be clear of a designated floodplain. The property
is cu:r:rently vacant.
Surrounding land uses consist of mostly
vacant land with some homes in the immediate area.
There are a
number of lot split within this unit.
The applicant desires to
split this 2.5 acre parcel into two 1+ 'acre parcels.
This
property is located within the Golden Valley Improvement District
#1 and the Urban Overlay/Building Code area, and
WHEREAS, at the public hearing before the Mohave County
Planning and Zoning Commission on August 14, 1991, the Commission
recommended APPROVAL of the requested zone change contingent upon
the following conditions:
1. These parcels. be zoned A-R/IA (Agricultural-
Residential/One Acre Minimum Lot Size).
2. Submittal and recordation of a Parcel Plat prepared in
accordance with Article 3.16 of the Mohave County
Subdivision Regulations.
3. The establishment of a minimum lot size based on the
size of parcels per the recorded Parcel Plat.
4. Each parcel shall have legal access.
5. These parcels shall meet or exceed one (1) acre
exclusive of roadway.
6. The Parcel Plat shall show any surface drainage and
FEMA designated flood zones.
7. No building/zoning permits shall be issued until after
Parcel Plat recordation.
8.
The rezone shall not become effective for at least
thirty (30) days after final approval of the change in
classification by the Board of supervisors. Being
October 3, 1991, as per ARS 11-829E.
9. If these conditions are not met within one (1) year
this approval shall be void. If at the expiration of
this period the property has not been improved for the
use for whicll it WQS conditionally approved, the Board

after notification by registered mail to the owner and
applicant who requested the rezoning shall schedule a
public hearing to grant an extension, determine
compliance with the schedule for development or cause
the property to revert to its former zoning
classification in accordance with Arizona Revised
Statutes Annotated, Title 11, Chapter 6, 11-832.
WHEREAS, the notice of hearing was published in the Kingman
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona, on August 18, 1991, and posted August 16,
1991 as required by Arizona Revised Statutes, and the Mohave
County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Tuesday. September 3, 1991 approved
this change in zoning as recommended by the Mohave County
Planning and Zoning Commission and outlined herein.
