RESIDENTIAL) ZONET PROPOSED TO BE: R-O (SINGLE FAMILY
RESIDENTIAL/MOBILE HOMES PROHIBITED) ZONET LOCATED IN THE: SOUTH
MOHAVE VALLEY AREAT MOHAVE COUNTY T ARIZONA
WHEREAS T at the regular meeting of thE! Mohave Count):' Board
of Supervisors held on September 3, 1991, a ,public hearing was
conducted to determine whether approval should be ~rranted to D.
Douglas Maxwell of Scottsdale, Arizona for rezoning a pori:ion of

RE!sidential/Mobile Homes Prohibited), occupy-ing the southwest
corner of Laguna Road and Vanderslice Drive, in the South Mohave
Valle):' area, and
WHEREAS T Section 1 is located approxirriately tE;!fi (10:1 miles
south of Bullhead Ci t):" s southern limit and approxin1iately one (1)
milE! east of Highway 95. Access to the development is provided
by Laguna Road on the north, which is an improved couni:y road
leading to State Highway 95, approxirriatelyl. 75 miles to the
west. Vanderslice Drive, an unimproved, maintained county'road to
the east, also provides access and leads to StatE! Highway 95
approximatelY 1.75 miles to the south, and

WHEREAS, review of
this area to be within a minor designated floodplain.
The site
is currently vacant. Surrounding land uses consist of a new high
school site to the west with the remainder being vacant land, and
WHEREAS, the developer is proposing 168 lots at 4.2 single
family residential units per acre on this 40.16 acre project
site, and
WHEREAS, the South Mohave Valley Area Plan was recently
amended to allow for this use.
Therefore, ,this proposal is in
conformity with the South Mohave Valley Plan, ;and
WHEREAS, at the public hearing before the Mohave County
Planning and Zoning Commission on August 14, 1991, the COlnmission
recommended APPROVAL of the requested zone change contingent upon
the following conditions:

Sections 25, 26, 27, and 31 of the Mohave County Zoning
Regulations. In addition to compliance wi th Mohave

standard R-O setbacks as described in the regulations.
4. All residential lots shall meet or exceed six thousand
(6,000) square feet exclusive of roadways.

The establishment of a minimum lot size based on the
size of lots per the recorded Final Plat.
Pertinent Zoning (Building) permits be obtained.

7. The rezone shall become effective upon the recordation
of the Final Plat. If development is phased, then only
the zoning for that phase shall become effective.

WHEREAS, the notice of hearing was published in the Kingman
Resolution N~91-234
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona, on August 18, 1991, and posted August 16,
1991 as required by Arizona Revised Statutes, and the Mohave
County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Tuesday. September 3, 1991 approved
this change in zoning as recommended by the Mohave County
Planning and Zoning Commission and outlined herein.
