A RESOLUTION SETTING FORTH THE REZONING OF A FIVE (5) ACRE PARCEL
OF LAND BEING THE E~ NE~ PARCEL 91 OF MAP OF SURVEY OF SECTION
15, TOWNSHIP 21 NORTH, RANGE 18 WEST, FROM: A-R/I0A (AGRICULTURAL
RESIDENTIAL/TEN ACRE MINIMUM LOT SIZE) ZONE, PROPOSED TO BE: A-
R/2A (AGRICULTURAL RESIDENTIAL/TWO ACRE MINIMUM LOT SIZE) AND A-
R/IA (AGRICULTURAL RESIDENTIAL/ONE ACRE MINIMUM LOT SIZE) ZONES,
LOCATED IN THE GOLDEN VALLEY AREA, MOHAVE COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on August 5, 1991, a public hearing was
conducted to determine whether approval should be granted to
James R. Fuhrman of Kingman, Arizona for rezoning of a five (5)
acre parcel of land being the E~ NE~ Parcel 91 of Map of Survey
of Section 15, Township 21 North, Range 18 West, from A-R/ lOA
(Agricultural Residential/Ten Acre Minimum Lot Size) to A-R/2A
(Agricultural Residential/Two Acre Minimum Lot Size) and A-R/1A
(Agricultural Residential/One Acre Minimum Lot Size) zones, at
the southwesterly intersection of Arivaca Road and Crystal Drive
in the Golden Valley area, and
WHEREAS, Section 15 is approximately 4 miles west of the
Highway 68 and 93 junction and approximately .25 miles south of
Highway 68. The subject property is accessed from Highway 68 via

west approximately .25 miles to the southwest corner of Arivaca
Road and Crystal Drive, and
WHEREAS, review of floodplain map #040058-2325B indicates
this parcel to be clear of a designated floodplain. The property
is currently occupied. Surrounding land uses consist of homes to
the east and southeast with vacant land for the rest of the area.
The applicant desires to split this 5 acre parcel into two 1+ and
one 2+ acre parcels. ~his property is located within the Valley
Pioneer Water Company District and the Building Code area, and
WHEREAS, at the public hearing before the Mohave County

Planning and Zoning Commission on July 10, 1991, the Commission
recommended APPROVAL of the requested zone change contingent upon
the following conditions:
1. The north parcels be zoned A-R/1A (Agricultural-
Residential/One Acre Minimum Lot Size), the south
parcel be zoned A-R/2A (Agricultural-Residential/Two
Acre Minimum Lot Size).
2. Submittal and recordation of a Parcel Plat prepared in
accordance with Article 3.16 of the Mohave County
Subdivision Regulations.
3. The establishment of a mlnlmum lot size based on the
size of parcels per the recorded Parcel Plat.
4. Each parcel shall have legal access.
5. The north parcels shall meet or exceed one (1) acre and
the south parcel shall meet or exceed two (2) acres,
exclusive of roadway easements.
6.
The Parcel Plat shall show any surface drainage and
FEMA designated flood zones.

7. The Board of Supervisors accept the dedication of a
thirty (30') foot right-of-way and eight (8') foot PUE,
as they are contiguous to the north and east boundary
of this parcel being Crystal Drive and Arivaca Road
respectively. In addition, a twenty (20') radius at
the intersection of the above mentioned roadways.
These dedications shall be approved through the
recording of the resolution authorizing this zone
change, and that the dedication statement and
dedication be shown on the Parcel Plat.
8. No building/zoning permits shall be issued until after
Parcel Plat recordation.
9. The rezone shall not become effective for at least
thirty (30) days after final approval of the change in
classification by the Board of Supervisors. Being
September 4, 1991, as per ARS 11-829E.
10. If these conditions are not met within one (1) year
this approval shall be void. If at the expiration of
this period the property has not been improved for the
use for which it was conditionally approved, the Board
after notification by registered mail to the owner and
applicant who requested the rezoning shall schedule a
public hearing to grant an extension, determine
compliance with the schedule for development or cause
the property to revert to its former zoning
classification in accordance with Arizona Revised
Statutes Annotated, Title 11, Chapter 6, 11-832.
WHEREAS, the notice of hearing was published in the Kingman
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona, on July 21, 1991, and posted July 18,
1991 as required by Arizona Revised Statutes, and the Mohave
County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, August 5, 1991 approved this

change in zoning as recommended by the Mohave County Planning and
Zoning Commission and outlined herein.
