A RESOLUTION SETTING FORTH THE REZONING OF THE SE~ NW~ PARCEL
210, SECTION 2, TOWNSHIP 21 NORTH, RANGE ~8 WEST, FROM: A-R/10A
(AGRICULTURAL RESIDENTIAL/TEN ACRE MINIMUM LOT SIZE) ZONE,
PROPOSED TO BE: A-R/1A (AGRICULTURAL RESIDENTIAL/ONE ACRE MINIMUM
LOT SIZE) ZONE, LOCATED IN THE GOLDEN VALLEY AREA, MORAVE COUNTY,
ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on August 5, 1991, a public hearing was
conducted to determine whether approval should be granted to
(- Richard R. Jordan of Las Vegas, Nevada for rezoning the SE~ NW~

i Parcel 210, Section 2, Township 21 North, Range 18 West, from A-
R/I0A (Agricultural ReSidential/Ten Acre Minimum Lot Size) to A-
R/IA (Agricultural ReSidential/One Acre Minimum Lot Size), Parcel
210 being bounded by Burro & Earl Drives and Hope & Houck Roads,
located in the Golden Valley area, and
WHEREAS, Section 2 is approximately 3 miles west of the
Highway 68 and 93 junction and approximately .75 miles north of
Highway 68. The subject property is accessed from Highway 68 via
Hope Road north approximately 1.5 miles to Belle Drive thence
east approximately 660 feet on the south side of the street to an

this parcel to be clear of a designated floodplain. The property
is currently occupied.
Surrounding land uses consist of vacant
land to the east and west with a mix of homes and vacant land for
the rest of the area.
The applicant desires to split this 2.5
acre parcel into two 1+ acre parcels.
This property is located
within the Valley Pioneer Water Company District and the Building
Code area, and
WHEREAS, at the public hearing before the Mohave County
Planning and Zoning Commission on July 10, 1991, the Commission
recommended APPROVAL of the requested zone change contingent upon
the following conditions:

These parcels be zoned A-R/1A
Residential/One Acre Minimum Lot Size).

2. Submittal and recordation of a Parcel Plat prepared in
accordance with Article 3.16 of the Mohave County
Subdivision Regulations.
3. The establishment of a mlnlmum lot size based on the
size of parcels per the recorded Parcel Plat.
4. Each parcel shall have legal access.
5. These parcels shall meet or exceed one (1) acre
exclusive of roadway.
6. The Parcel Plat shall show any surface drainage and
FEMA designated flood zones.

That the Board of Supervisors accept the dedication of
a thirty (30') foot right-of-way and twenty (20') foot
PUE, overlaying the existing fifty (50') CUE, as it is
contiguous to the eastern property line of this parcel.
These dedications shall be approved through the
recording of the resolution authorizing this zone
change, and that the dedication statement and
dedication be shown on the Parcel Plat.

8. No building/zoning permits shall be issued until after
Parcel Plat recordation.

9. The rezone shall not become effective for at least
thirty .(30) days after final approval of the change in
classification by the Board of Supervisors. Being
September 4, 1991, as per ARS 11-829E.
10 . I f these conditions are not met wi thin one (1) year
this approval shall be void. If at the expiration of
this period the property has not been improved for the
use for which it was conditionally approved, the Board
after notification by registered mail to the owner and
applicant who requested the rezoning shall schedule a
public hearing to grant an extension, determine
compliance with the schedule for development or cause
the property to revert to its former zoning
classification in accordance with Arizona Revised
Statutes Annotated, Title 11, Chapter 6, 11-832.
WHEREAS, the notice of hearing was published in the Kingman
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona, on July 21, 1991, and posted July 18,
1991 as required by Arizona Revised Statutes, and the Mohave
County zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, August 5, 1991 approved this
change in zoning as recommended by the Mohave County Planning and
Zoning Commission and outlined herein.
