RESOLUTION NO. 91-205
A RESOLUTION SETTING FORTH THE REZONING OF THE E~ NE~ SECTION 14,
TOWNSHIP 19 NORTH, RANGE 22 WEST, TO BE KNOWN AND SUBDIVIDED AS
THE OVERLOOK, TRACT 4137, FROM: A-R (AGRICULTURAL RESIDENTIAL)
ZONE, PROPOSED TO BE: R-O (SINGLE FAMILY RESIDENTIAL/MOBILE HOMES
PROHIBITED) ZONE, LOCATED IN THE SOUTH MOHAVE VALLEY AREA, MOHAVE
COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on August 5, 1991, a public hearing was
conducted to determine whether approval should be granted to
r--' Watson Pacific Corporation of Santa Monica, California for a
l~ rezoning from existing A-R (Agricultural Residential) zone to R-O
(Single Family Residential/Mobile Homes Prohibited) zone, located
between Sterling and Valencia Roads west of Mountain View Road in
the South Mohave Valley area, and
WHEREAS, Section 14 is located immediately south of Bullhead
City and a corner of the section is bisected by Highway 95. The
project site is accessed from Highway 95 approximately one-half
(.5) mile south of Bullhead's city limits via Valencia Road, then
east approximately three-quarters (. 75) mile to the southwest
corner of this project, and

WHEREAS, the size of this development is approximately
eighty (80) acres.
The developer proposes 273 lots having a

The overall density is 3.4
minimum lot size of 7000 square feet.
dwelling units per gross acre. The acreage breakdown is 54 acres
reserved for single family residences, 20.8 acres for dedicated
rights-of-way and 5.6 acres for drainage and open spaces, and
WHEREAS, the property is bordered primarily by residential
development.
The development to the west consists of one acre
lots and development to the east is the Sunset Ranchos tract.
The applicant is proposing to develop this subdivision with
single family detached housing, and
WHEREAS, the Commission staff is reviewing use of drainage
parcels for other purposes, and

WHEREAS, at the public hearing before the Mohave County
Planning and zoning Commission on July 10, 1991, the Commission
recommended APPROVAL of the requested zone change contingent upon
the following conditions:

2. The applicant comply with all applicable provisions of
Sections 25, 26, 27, and 31 of the Mohave County Zoning
Regulations. In addition to compliance with Ordinance
87-1 (Dark Sky Ordinance) .

thousand (7,000) square feet exclusive of roadways.
The minimum setbacks for this development shall be the
standard R-O setbacks as described in the regulations.
The establishment of a minimum lot size based on the
size of lots per the recorded Final Plat.
6. Pertinent Zoning (Building) permits be obtained.

7. Drainage parcels A, C and D shall be zoned R--E/34M,
1.5A and 3A respectively with the added stipulation
that no residential structures shall be built on these
parcels.

8. The rezone shall become effective upon the recordation
of the Final Plat.
WHEREl\.S, the notice of hearing was published in the Kingman
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona, on July 21, 1991, and posted July 18,
1991 as required by Arizona Revised Statutes, and the Mohave
County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, August 5, 1991 approvE!d this
change, in zoning as recommended by the Mohave County Planning and
Zoning Commission and outlined herein.
