PAGE 1 OF 3 MOHAVE COUNTY BOARD OF SUPERVISORS RECORDING FEE 0.00 Ne A RESOLUTION SETTING FORTH APPROVAL OF A ZONING USE PERMIT FOR AN OFF PREMISE ADVERTISING SIGN IN A C-2 (GENERAL COMMERCIAL) ZONE LOCATED IN THE S~ SE~ NE~ NE~ SECTION 15, TOWNSHIP 18 NORTH, RANGE 22 WEST, LOCATED IN THE SOUTH MOHAVE VALLEY AREA, MOHAVE COUNTY, ARIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held August 5, 1991 a public hearing was conducted to determine whether approval should be granted to Colorado River Advertising for a Zoning Use Permit for an off premise advertising sign in a C-2 (General Commercial) zone located in the E~ SE~ NE~ NE~ Section 15, Township 18 North, Range 22 West on the west side of Highway 95 approximately one thousand (1000') feet south of Jerome Avenue in the South Mohave Valley area, and WHEREAS, Section 15 is located approximately 6 miles south of Bullhead City's southern limits and is bounded on the east side by Highway 95. The subject property is approximately 1000 feet south of Jerome Avenue has direct access on the west side of Highway 95, and WHEREAS, review of floodplain map #040058-2615C indicates this area to be in a minor designated flood zone. The property is currently vacant and surrounding land uses consist of mostly <... "lti Resolution No. 91. 4It Page 2 PAGE 2 OF 3 BK 1928 PG 125 (FEE~91-42127) establishment, 820 feet vacant land with Ram Tire, a commercial to the south. The property is currently zoned commercial. The nearest off-premise sign is located about 1100 feet to the south on the east side of Highway 95, and WHEREAS, a public hearing before the Mohave County Planning and Zoning Commission on July 10, 1991 and did generate a recommendation of approval of the requested Zoning Use Permit contingent upon the following conditions: 1. The applicant comply with all applicable provisions of Sections 25, 26, 27, and 31 of the Mohave County Zoning Regulations. In addition to compliance with Ordinance 87-1 (Dark Sky Ordinance) . 2. If construction or use has not commenced within one (1) year of Board approval of the zoning Use Permit or if the use has been discontinued for six (6) months, then approval shall terminate at that date. 3. This Zoning Use Permit is subject to revocation upon sixty (60) days notification by the Board of Supervisors, if in the opinion of the Commission and Board the continued use of the property would be contrary to the public health, safety, and welfare. 4. That appropriate zoning/building permits be obtained. 5 . I f these conditions are not met wi thin one ( 1) year this approval shall be void. If at the expiration of this period the property has not been improved for the use for which it was conditionally approved, the Board after notification by registered mail to the owner and applicant who requested the ZUP shall schedule a public hearing to grant an extension, determine compliance with the schedule for development or cause the property to revert to its former zoning classification in accordance with Arizona Revised Statutes Annotated, Title 11, Chapter 6, 11-832. ... BK Page 3 WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona on July 21, 1991, and posted July 18, 1991 as required by the Arizona Revised Statutes and the Mohave County Zoning Regulations, and NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, August 5, 1991 approved this Zoning Use Permit as r.ecommended by the Mohave County Planning and Zoning Commission, subject to the conditions outlined herein.
