PAGE 1 OF 6 MOHAVE COUNTY BOARD OF SUPERVISORS RECORDING FEE 0.00 NC RESOLUTION NO. 91-202 A RESOLUTION AMENDING THE ADOPTED SOUTH MOHAVE VALLEY AREA PLAN TO AMEND THE PLAN FROM RURAL ,RESIDENTIAL ,USE TO -SINGLE FAMILY RES IDENTIAL USE IN THE NE!:i NE!:i SECTION 1, TOWNSHIP 17 NORTH, RANGE 22 WEST; AMENDING THE PLAN FROM RECREATION, A PART OF THE SE!:i SECTION 30, TOWNSHIP 19 NORTH, RANGE 21 WEST FOR SINGLE FAMILY, MULTIFAMILY, AND COMMERCIAL USES; A COMMERCIAL NODE ESTABLISHED AT COMMON INTERSECTION OF SECTIONS 29, 31, AND 32, TOWNSHIP 19 NORTH, RANGE 21 WEST; AND MULTIFAMILY DESIGNATION CHANGED TO SINGLE FAMILY DESIGNATION FOR THAT PART OF TRACT 4113 AND TRACT 4131 ALONG JOY LANE APPROVED FOR SINGLE FAMILY ZONING USES TO BE PART OF THE REVISED COMPREHENSIVE PLAN FOR MOHAVE COUNTY, ARIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on August 5, 1991, a public hearing was conducted to modify the adopted South Mohave Valley Area Plan, to amend the dedicated plan to allow for single family potential uses, being the NE~ NE~ Section 1, Township 17 North, Range 22 West (known as Rancho Palo Verde, Tract 4138) a t the southwesterly intersection of Laguna Road and Vanderslice Drive and a part of SE~ Section 30, Township 19 North, Range 21 West (Desert Falls Sketch Plan); and to have multifamily potential a part of the SE~ Section 30, Township 19 North, Range 21 West; and for commercial potential a node encompassing twelve (12) net acres in each section at the common intersection of Sections 29, -, ! 30, 31, and 32, Township 19 North, Range 21 West, which is the j .! intersection of Joy Lane and Ashley Road; and change from l.......J multifamily residential uses to single family residential use ( c1 Ici 1,;-1 I I l,.-J Resolution No. 91.2 . Page 2 PAGE 2 OF 6 BK 1928 PG 142 (FEE~91-42132) those lots in Ranch on Joy Lane, Tract 4113 and Palos verdes Estates, Tract 4131 adjacent to Joy Lane already approved for single family residential uses, located in the South Mohave Valley area, and WHEREAS, the Planning and Zoning Commission is required to recommend to the Board of Supervisors a County land use General Plan which is designed to conserve natural resources, aid public spending.! and promote' the health, safety.! convenience, and general welfare of the public, and WHEREAS, Section 1, Township 17 North, Range 22 West is approximately twelve (12) miles south of Bullhead City and two (2) miles east of Highway 95. The area west of here is developed for agricultural and residential uses. The subdivision Rancho Palo Verdes, Tract 4138, abuts the new Mohave Valley High School site, and WHEREAS, Sections 29, 30, 31, and 32, Township 19 North, Range 21 West are three ( 3) miles sout'h of "Bullhead City and three (3) miles east of Highway 95. There is no development in this area at present, and WHEREAS, the Commission staff received no objections from surrounding property owners and the applications were in line with the respective land use allocations. Based on these requests and the applicants proposals, the Planning and Zoning Commission recommended APPROVAL of the three (3) separate r- . I I ( '."\ U Resolution No. 91.2 . Page 3 proposals for amending the South Mohave Valley Area Plan. This amendment will provide for: 1. Single Family Residential uses in the NE~ NE~ Section 1, Township 17 North, Range 22 West; 2. Single Family Residential, Multifamily Residential, and twelve (12) net acres of Commercial uses in SE~ Section 30, Township 19 North, Range 21 West; 3. A Commercial node encompassing the common intersection of Sections 29, 30, 31, and 32, Township 19 North, Range 21 West, encompassing twelve (12) net acres in each section at this common intersection; 4. The redesignation of properties along Joy Lane from Multifamily Residential uses to Single Family Residential uses for those lobs in approved preliminary plans for Ranch on Joy Lane, Tract 4113, and Palos Verdes Estates, Tract 4131; 5. See Exhibits A, B, and C for specific delineation of Plan Amendments. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona on July 21, 1991 and in the Mohave Valley News and posted July 19, 1991 as required by Arizona Revised Statutes and the Mohave ,County Zoning Regulations, and NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, August 5, 1991 approved and adopted this update of the South Mohave Valley Area Plan as recommended by the Mohave County Planning and Zoning Commission MORAVE COUNTY BOARD OF SUPERVISORS c7'~ I~~ Lois J.
