A RESOLUTION SETTING FORTH THE REZONING OF LOT 14, BLOCK N,
GOLDEN SAGE RANCHOS #61, BEING SECTION 23, TOWNSHIP 22 NORTH,
RANGE 19 WEST, FROM: A-R/2A (AGRICULTURAL RESIDENTIAL/TWO ACRE
MINIMUM LOT SIZE) ZONE, PROPOSED TO BE: A-R/1A (AGRICULTURAL
R~SIDENTIAL/ONE ACRE MINIMUM LOT SIZE) ZONE, LOCATED IN THE
GOLDEN VALLEY AREA, MORAVE COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on November 4, 1991, a public hearing was
conducted to determine whether approval should be granted to
Gregory Spendlove of Laughlin, Nevada for a zone change from
existing A-R/2A (Agricultural Residential/Two Acre Minimum Lot
Size) zone to A-R/IA (Agricultural Residential/One Acre Minimum
Lot Size), in the Golden Valley area, and
WHEREAS, Section 23 is located approximately nine and one-
half (9.5) miles west of the junction of Highway 68 and 93 and is
3.5 miles north of Highway 68.
Section 23 is bounded by Chinle
Drive, Estrella Road, McElmo Drive and Laguna Road. The subject
property is accessed from Highway 68 via Estrella Road, north
approximately three and three-quarters ( 3 .75) miles to Mancos
Drive thence east approximately thirty-three hundred (3300') feet
to Cordes Road thence south approximately six hundred (600') feet
on the east side of the road, and

WHEREAS, review of floodplain map #040058-2125B indicates
this area to be clear of a designated floodplain.
The two (2 + )
acre site is currently occupied.
Surrounding land uses consist
of mostly vacant land and some residences. The applicant desires
to create two 1+ acre parcels.
There are some lots within this
section that have been split into one acre parcels, and
WHEREAS, this proposal is located north of the Golden Valley
Improvement District #1 and outside of the urban overlay/building
code area, and
WHEREAS, at the public hearing before the Mohave County
Planning and Zoning COIl@ission on October 9, 1991, the Commission
recommended APPROVAL of the requested rezoning contingent upon
the following conditions:
1. Submittal and recordation of a Parcel Plat prepared in
accordance with Article 3.16 of the Mohave County
Subdivision Regulations.
2. The establishment of a minimum lot size based on the
size of parcels per the recorded Parcel Plat.
3. Each parcel shall have legal access.
4. These parcels shall meet or exceed one (1) acre
exclusive of road easements or rights-of-way.
5. The Parcel Plat shall show any surface drainage or FEMA
flood zones.

No building/zoning/environmental permits

8, The rezone shall not become effective for at least
thirty (30) Qays after final approval of the change in
clas~3ification by the BoarQ of Supervisors. Being
December 4, 1991, as per ARS ll-829E.
9. If these conditions are not met within one (1) year
this approval shall be void, If at the expiration of
this period the property has not been improved for the
use for which it was conditionally approved, the Board
after notification by registered mail to the owher and
applicant who requested the rezoning shall schedule a
public hearing to grant an extension, determine
compliance with the schedule for development or cause
the property to revert to its former zoning
classification in accordance with Arizona Revised
Statutes AnnotateQ, Title 11, Chapter 6, 11-832,
WHEREAS, the notice of hearing wa$ published in the Kingman
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona, on October 20, 1991, and posted October
18, 1991 as required by Arizona Revised Statutes, and the Mohave
County Zoning Regulations,
NOW THEREFORE BE IT.RESOLVED, that the Board of Supervisors,
at their regular meeting on Mohday, November 4, 1991 approved
this change in zoning as recommended by the Mohave County
Planning and Zoning Commission and outlined herein,
