A RESOLUTION SETTING FORTH THE MODIFIED ZONING OF LOT 10, BLOCK
A, MAIRLYN ACRES, TRACT 1201, FROM: R-l/IA (SINGLE FAMILY
RESIDENTIAL/ONE ACRE MINIMUM LOT SIZE) ZONE, PROPOSED TO BE: R-
1/15M (SINGLE FAMILY RESIDENTIAl./FIFTEEN THOUSAND SQUARE FOOT
MINIMUM LOT SIZE) ZONE, LOCATED IN THE SOUTH MOHAVE VALLEY AREA,
MORAVE COUNTY, ARIZONA
mIEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on November 4, 1991, a public hearing was
conducted to determine whether approval should be granted to Tom
Vance of Bullhead City, Arizona for a modified zoning from
existing R-l/IA (Single Family Residential/One Acre Minimum Lot
Size) zone to R-l/lSM (Single Family Residential/Fifteen Thousand
Square Foot Minimum Lot Size) in Lot 10, Block A, Mairlyn Acres,
Tract 1201, in the South Mohave valley area, and
WHEREAS, Mairlyn Acres is located in Section 26, Township 19
North, Range 22 West.
Section 26 is located approximately 2
miles south of Bullhead City's southernmost border.
Section 26
is bounded by El Rodeo road, Mountain View Road, Joy Lane and
Highway 95. The subject property is accessed from Highway 95 via
Los Gauchos Road, being 930 feet south of El Rodeo Road, thence
east approximately 1200 feet to the southeast corner of Los
Gauchos Road and Valle Vista Drive, and

WHEREAS, review of floodplain map #040058-2445C indicates
this area to be within a designated floodplain.
The site is
currently occupied.
Surrounding land uses consist of homes and
some vacant land.
A proposed subdivision, Palms on the Mesa,
Tract 4126, is located to the south of this parcel. The
applicant desires to establish a workshop in the rear portion of
the lot of which a portion will be a guest house, and
WHEREAS, at the public hearing before the Mohave County
Planning and Zoning Commission on October 9, 1991, the Commission
recommended APPROVAL of the requested modified zoning contingent
upon the following conditions:
1. Submittal and recordation of a Parcel Plat prepared in
accordance with Article 3.16 of the Mohave County
Subdivision Regulations.
2. The establishment of a minimum lot size based on the
size of parcels per the recorded Parcel Plat.
3. Each parcel shall have legal access.
4. The two parcels shall meet or exceed fifteen thousand
( 15(000) square feet exclusive of road easements or
rights-of-way.
5. The Parcel Plat shall show any surface drainage or FEMA
flood zones.

these lots and shall so inform subsequent owners.

9. The rezone shall not become effective for at least
thirty (30) days after final approval of the change in
classification by the Board of Supervisors. Being
December 4, 1991, as per ARS 11-829E.
10. If these conditions are not met within one (1) year
this approval shall be void. If at the expiration of
this period the property has not been improved for the
use for which it was conditionally approved, the Board
after notification by registered mail to the owner and
applicant who requested the rezoning shall schedule a
public hearing to grant an extension, determine
compliance with the schedule for development or cause
the property to revert to its former zoning
classification in accordance with Arizona Revised
Statutes Annotated, Title 11, Chapter 6, 11-832.
WHEREAS, the notice of hearing was published in the Kingman
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona, on October 20, 1991, and in the Mohave
Valley News, and posted October 18, 1991 as required by Arizona
Revised Statutes, and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, November 4, 1991 approved
this change in zoning as recommended by the Mohave County
Planning and Zoning Commission and outlined herein.
