A RESOLUTION SETTING FORTH APPROVAL OF A FINAL SUBDIVISION PLAN
FOR SUN VALLEY, TRACT 4064-A, A SUBDIVISION OF A PORTION OF THE
NE~ SECTION 1, TOWNSHIP 18 NORTH, RANGE 22 WEST, GILA & SAJJT
RIVER BASE & MERIDIAN, LOCATED IN THE SOUTH MORAVE VALLEY AREA,
MORAVE COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on November 4, 1991, a public hearing was
conducted to determine the final subdivision plan for Sun Valley,
Tract 4064-A, located in the South Mohave Valley Area, and
WHEREAS, the owner/subdivider of the tract is McCormick
Properties, Inc. of Riviera, Arizona,
The engineer responsible
for the preparation of the drainage report and design of this
subdivision is Stovall Engineers, Inc., of Bullhead City,
Arizona, and
WHEREAS, reviews have been received from the County
Engineer/Floodplain
Administrator,
Mohave
County
Health
Department, and considered or incorporated in the evaluation of
this final tract, and
WHEREAS, the owner/subdivider shall agree that all streets
within the subdivision will be paved with asphaltic concrete,
including curb and gutter as shown on the improvement plans, as

recommended by the project engineer in accordance with County
Standard Specification #101.10A or better; a water supply and
distribution system will be constructed to serve each lot; the
water supply and distribution system will provide for fire flows
and fire hydrants conforming to the requirements of the Fort
Mojave Mesa Fire Department;
grading and drainage related
improvements will be made as recommended by the design engineer
in the submitted drainage report, improvements plans and finished
floor elevations shall be a minimum of one (1') foot above the
base flood elevation on the final plat; arrangements will be made
to extend underground electric and telephone service to each lot
in accordance with Arizona Corporation Commission Regulations;
each lot will be connected to a community sewer plant; all lots
and street centerline monuments will be staked and monumented in
accordance with Standard Specification No.
102;
and as a
condition of approval, the owner/subdivider is responsible for
the completion of these site improvements and shall provide an
assurance for all required subdivision improvements in accordance
with Article V of the Subdivision Regulations, and
NOW THEREFORE BE IT RESOLVED, that the Board approved said
final plan conditional to the following:

NOW THEREFORE BE IT FURTHER RESOLVED, upon receipt of or
evidence that these conditions have been met together with the
executed mylars and appropriate recording fees, the Director of
Planning and Zoning will obtain the necessary signatures from the
County Departments and officials and cause the final plat to be
recorded, and

NOW THEREFORE BE IT FURTHER RESOLVED, that notice of hearing
has been met and published throughout this subdivision process
and the public was afforded notice of this final action through
advertisement of the Board of Supervisor's meeting for this date.
