RESOLUTION NO. 91-337
EVALUATION OF A FINAL SUBDIVISION )'LAN OF MOON VALLEY, TRACT
4120, BEING A SUBDIVISION OF THE NE~ SW~ SECTION 25, TOWNSHIP 19
NORTH, RANGE 22 WEST, LOCATED IN THE SOUTH MOHAVE VALLEY AREA,
MOHAVE COUNTY, ARIZONA
WHEREAS, at the special meeting of the Mohave County Board
of Supervisors held on December 16, 1991, a public hearing was
conducted to determine the approval of the final subdivision
plan, for MOON VALLEY, Tract 4120, located in the South Mohave
Valley area, and
WHEREAS, the owner/subdivider of this tract is Delmar L. and

Janice K. Tilton of Port Orchard, Washington.
The engineer of
record on this project is Chuck Dewald of Territorial Engineers,
Incorporated of Bullhead City, Arizona, and
WHEREAS, this property is located on a five (5) acre parcel
which is located in a portion of the NE!,; SW!,; of Section 25,
TownShip 19 North, Range 22 West, The subdivision is accessed via
Highway 95 south to Joy Lane, then east approximately one (1)
mile to the intersection of Joy Lane and Mountain View Road, then
north approximately one-half (,5) mile to Hammer Lane, then east
approximately one-half (,5) mile to Van Mouwerick, then south one

WHEREAS, the approved preliminary subdivision plan depicts
five (5) acres subdivided into sixteen (16) lots.
The lot sizes
range from 9,800 to 12,375 square feet for an overall density of
3.2 lots per acre, and
WHEREAS, The developer intends the domestic water supply to
be provided by the Bermuda Water Company.
Sewage disposal is
proposed to be by individual septic systems, and
WHEREAS, the approval of this subdivision is based on the
understanding of the Board of Supervisors that all streets within
the subdivision shall be constructed and paved with asphaltic
concrete in accordance with Standard Specifications #171 and
101.10A or better; the streets shall include curb and gutter; use
of inverted crowns is accepted, and the owner/subdivider shall
install a water distribution system to serve each lot within the
subdivision; fire hydrants shall be provided in accordance with
the requirements of the Fort Mohave Mesa Fire Department; sewage
disposal is to be handled by individual septic systems; grading
and drainage related improvements will be made as recommended by
the project engineer in the drainage report; arrangements will be
made to extend underground electric, telephone and water service
to each lot in accordance with Arizona Corporation Commission
Regulations; final approval for the completed water system and
the sewage disposal system shall be obtained from the Arizona
Department of Environmental Quality; water availability statement
to be obtained from the Arizona Department of Water Resources;
all lots and street centerline monuments will be staked and

Specification No. 102; street name and regulation signs will be
installed
in
accordance
with
Mohave
County
Subdivision
Regulations; and as a condition of approval the owner/subdivider
ia responsible for the completion of these site improvements and
shall
provide an assurance
for all required subdivision
improvements in accordance with Article V of the Mohave County
Subdivision Regulations, and
NOW THEREFORE BE IT RESOLVED, that the Board APPROVES the
said final plan conditional to the following:
1. The developer will make the same commitments for
improvements in the Subdivision Questionnaire to the
Real Estate Commission as required for approval of this
tract by the Board. A copy of the draft and final
report delivered to the Arizona State Real Estate
Department shall be submitted to the county;

provided in the amount of the approved cost estimate

6. The original signed copy of the CC&R's shall be
submitted prior to final recordation;
7. Compliance with Board of Supervisors Resolution No. 91-
95 shall be required;

This dedication shall be done by separate instrument,
prior to this subdivisions recordation. Furthermore,
the docket and page of that document shall be
referenced to on the Final Plat for Moon Valley, Tract
4120.
NOW THEREFORE BE IT FURTHER RESOLVED, corrected copies of
all documents delineated above shall be submitted for staff
review and upon receipt of the evidence that these conditions
have been met, together with the executed mylars and appropriate
recording fees, the Director of Planning and Zoning will obtain
the necessary signatures
from the County Departments and
officials and cause the final plat to be recorded.
NOW THEREFORE BE IT FURTHER RESOLVED, that notice of hearing
has been met and published throughout this subdivision process
and the public was afforded notice of this final action through
advertisement of the Board of Supervisors' meeting for this date.
