A RESOLUTION AMENDING
REZONING OF LOT 52, ORO
TOWNSHIP 22 NORTH, RANGE
MORAVE COUNTY, ARIZONA.
RESOLUTION 91-135, PERTAINING TO THE
ACRES, SUNWARD HO RANCHES, SECTION 6,
16 WEST, LOCATED IN THE KINGMAN AREA,
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on December 2, 1991, a public hearing was
conducted to amend Resolution No. 91-135 pertaining to the
rezoning of Lot 52, Oro Acres, Sunward Ho Ranches, located on
Calle Castano six hundred (600') feet east of Cherum Road in the
Kingman area, and
WHEREAS, Section 6 is located approximately three (3) miles
north of the Butler area and east of Stockton Hill Road. The
subject property is accessed from Stockton Hill Road via Cactus
Wren Drive [approximately four (4) miles north of Northern
Avenue] east approximately one and one-half (1.5) miles to Cherum
Road thence north approximately one-half (.5) mile to Calle
Castano thence east 585 feet on the north side of the road, and
WHEREAS, review of floodplain map #040058-2155B indicates
this twenty (20) acre lot to be clear of a designated floodplain,
This parcel is currently occupied. Surrounding land uses consist
of mostly vacant land with some residential uses.

the surrounding parcels to the west and east are five (5) acre
parcels.
The applicant desires to split this parcel into three
( 3 ) pieces, two approximately 4 acres and one approximately 9
acres in size, and
WHEREAS, Commission Staff further evaluated, after a request
by the applicant, that some of the conditions of Resolution 91-
135 were not suitable to this particular case, and
WHEREAS, the Planning and Zoning Commission at their meeting
on November 13, 1991 did recommend APPROVAL of the request for
amendments to Resolutions 91-135 as follows (old text is struck,
new text is bolded):
WHEREAS, Section 6 is located approximately 3 miles north of
the Butler area and east of Stockton Hill Road. The subject
property is accessed from Stockton Hill Road via Cactus Wren
Drive (approx. 4 miles north of Northern Avenue) east
approximately 1.5 miles to 6hrtlm Cherum Road thence north
approximately .5 miles to Calle Castano thence east 585 feet on
the north side of the road, and
1. The two southern parcels be zoned A-R/4A (Agricultural-
Residential/Four Acre Minimum Lot Size) and the
northern parcel be zoned A n/9A (Agricultural
ne::lidential/Nine Acre Uinimum Lot Cize) A-R/8A
(Agricultural-Residential/Eight Acre Minimum Lot Size).
2. Submittal and recordation of a Parcel Plat prepared in
accordance with Article 3.16 of the Mohave County
Subdivision Regulations.
3. The establishment of a minimum lot size based on the
size of parcels per the recorded Parcel Plat.
4. Each parcel shall have legal access.

5. The two southern parcels shall meet or exceed four (4)
acres and the northern parcel meet or exceed ~ne (9)
eight (8) acres exclusive of road easements.
6. The Parcel Plat shall show any surface drainage.
7. That the Board of Supervisors accept the dedication of
a sixty (60') fifty (50') foot right of \,,-ay roadway
easement to be named Castano Way and ci-gh-t::---t8 ') foe-e
FUE as they are as it is contiguous to the eastern ana
western property line of this parcel. In addition,
twenty (20') radii at the intersection of the above
mentioned roadway and Calle Castano. There shall be
provisions made for a turn around at the terminus of
this access in accordance with and meeting the
standards set forth in Mohave County regulations. This
shall be approved through the recording of the
resolution authorizing this zone change, and that the
dedication statement and dedication be shown on the
Parcel Plat.

9-8. The rezone shall not become effective for at least
thirty (30) days after final approval of the change in
classification by the Board of Supervisors, being May
31, 1991, as per ARS 11-829E.
H9. I f these conditions are not met wi thin one (1) year
this approval shall be void. If at the expiration of
this period the property has not been improved for the
use for which it was conditionally approved, the Board
after notification by registered mail to the owner and
applicant who requested the rezoning shall schedule a
public hearing to grant an extension, determine
compliance with the schedule for development or cause
the property to revert to its former zoning
classification in accordance with Arizona Revised
Statutes Annotated, Title 11, Chapter 6, 11-832.

WHEREAS, the notice of hearing was published in the Kingman
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona on November 17, 1991, and posted November
15, 1991 as required by Arizona Revised Statutes and Mohave
County Zoning Regulations, and
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, December 2, 1991, approved
this resolution amendment as recommended by the Mohave County
Planning and Zoning Commission and outlined herein.
