A RESOLUTION SETTING FORTH THE REZONING OF LOT 9, BLOCK K, GOLDEN
SAGE RANCHOS UNIT 85, BEING A PORTION OF SECTION 23, TOWNSHIP 21
NORTH, RANGE 19 WEST, FROM: A-R/2A (AGRICULTURAL RESIDENTIAL/TWO
ACRE MINIMUM LOT SIZE) ZONE, PROPOSED TO BE: A-R/1A (AGRICULTURAL
RESIDENTIAL/ONE ACRE MINIMUM LOT SIZE) ZONE, LOCATED IN THE
GOLDEN VALLEY AREA, MORAVE COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors he Id on December 2, 1991, a publ ic hearing was
conducted to determine whether approval should be granted to
Rafael and Olivia Ramirez of Kingman, Arizona for a zone change
from existing A-R/2A (Agricultural Residential/Two Acre Minimum
Lot Size) zone to A-R/IA (Agricultural Residential/One Acre
Minimum Lot Size) zone, occupying the northeast corner of Carrizo
Road and Bolsa Drive in the Golden Valley area, and
WHEREAS, Section 23 is approximately 2.8 miles North of
Highway 68 and approximately nine (9) miles west of the Highway
68 and 93 junction.
The subject property is accessed from
Highway 68 via Estrella Road south approximately 2.8 miles to
Bolsa Drive thence west approximately one-quarter (.25) mile east
to the corner of Carrizo Road and Bolsa Drive, and
WHEREAS,
review of the
floodplain map

indicates this parcel to be clear of a designated floodplain.

The property is currently vacant.
Surrounding land uses consist
of a mixture of homes and vacant land. The applicant desires to
split this 2+ acre parcel into two 1+ acre parcels.
This
property is located within the Golden valley Improvement District
and is within the Building Code Area, and
WHEREAS, at the public hearing before the Mohave County
Planning and Zoning Commission on November 13,
1991, the
Commission recommended APPROVAL of the requested rezoning
contingent upon the following conditions:
1.

These parcels be zoned A-R/1A
Residential/One Acre Minimum Lot Size).
2. Submittal and recordation of a Parcel Plat prepared in
accordance with Article 3.16 of the Mohave County
Subdivision Regulations.
3. The establishment of a minimum lot size based on the
size of parcels per the recorded Parcel Plat.
4. Each parcel front on Carrizo Road instead of Bolsa
Drive as proposed.
5. The two parcels shall meet or exceed one ( 1) acre
exclusive of road easements or rights-of-way.
6. The Parcel Plat shall show any surface drainage or FEMA
flood zones.
7. The Board of Supervisors accept the dedication of a
twenty (20') foot radius at the corner of Bolsa Drive
and Carrizo Road. This shall be approved through the
recording of the resolution authorizing this zone
change, and that the dedication statement and
dedication be shown on the Parcel Plat.

9. That appropriate zoning/building/environmental permits
be obtained.
10. The rezone shall not become effective for at least
thirty (30) days after final approval of the change in
classification by the Board of Supervisors. Being
January 2, 1992, as per ARS 11-829E.
11. If these conditions are not met within one (1) year
this approval shall be void. If at the expiration of
this period the property has not been improved for the
use for which it was conditionally approved, the Board
after notification by registered mail to the owner and
applicant who requested the rezoning shall schedule a
public hearing to grant an extension, determine
compliance with the schedule for development or cause
the property to revert to its former zoning
classification in accordance with Arizona Revised
Statutes Annotated, Title 11, Chapter 6, 11-832.
WHEREAS, the notice of hearing was published in the Kingman
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona, on November 17, 1991, and posted November
15, 1991 as required by Arizona Revised Statutes, and the Mohave
County zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, December 2, 1991 approved
this change in zoning as recommended by the Mohave County
Planning and Zoning Commission and outlined herein.
