A RESOLUTION AMENDING RESOLUTION P&ZC: 88-173, PERTAINING TO THE
REZONING OF SUN .VALLEY, TRACT 4064, BEING A PORTION OF SECTION
36, TOWNSHIP 19 NORTH, RANGE 22 WEST, AND THE NW~ SECTION 1,
TOWNSHIP 18 NORTH, RANGE 22 WEST, LOCATED IN THE SOUTH MORAVE
VALLEY, MORAVE COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on December 2, 1991, a public hearing was
conducted to amend Resolution P&ZC: 88-173, pertaining to the
rezoning of Sun Valley, Tract 4064, and
WHEREAS, The owner/developer of this project is McCormick
properties, Inc. of Riviera, Arizona.
The engineering firm
responsible for the preparation of the overall plan and the
drainage study is Stovall Engineers, Incorporated of Bullhead
City, Arizona, and
WHEREAS, the project site is approximately two and one-half
(2,5) miles east of State Highway 95 along Lipan Blvd., and Lipan
extensions. The size of the development is 160 acres. The
developer proposes 340 lots averaging about 8,000 square feet,
Water is proposed to be supplied to each lot by Bermuda Water
Company and sewage disposal will be through Tribal Sewer
Authority or Sorenson's Utility Company, and

WHEREAS, this tract was originally approved via Resolution
P&ZC: 91-118; however, redesign was necessary to accommodated the
drainage plans of adjoining properties. Zoning Resolution P&ZC:
88-173 established 322 lots to be R-l and 80 lots to be R-O for a
total of 410 lots in this tract.
This amendment will change
these totals to 273 lots R-l and 186 lots R-O for a total of 459
lots as per the "New Revised Preliminary Plan", and
WHEREAS, the Planning and Zoning Commission at their meeting
on November 31, 1991 did recommend APPROVAL of the resolution
amendment based on the following:
1. This tract was originally approved via Resolution P&ZC:
91-118; however, redesign was necessary to acconwodate
the drainage plans of adjoining properties. Zoning
Resolution P&ZC: 88-173 established 322 (R-l) zoned
lots and 80 (R-O) zoned lots, for a total of 410 lots
in this tract. This amendment will change the lots
totals to 273 (R-l) zoned lots and 186 (R-O) zoned lots
for a total of 459 lots as per the "New Revised
Preliminary Plan". The recommended zoning for this
subdivision is specified as follows:

2. The amendment to P&ZC resolution: 88-173 is required to
give these lots an assigned zoning and to accommodate
the lots created by the "New Revised Preliminary Plan".
3. The realignment of the zoning would allow an R-l buffer
area around the perimeter of this subdivision with an
R-O zoning clustered in the center of the subdivision.
4. The final plat for Sun Valley Tract 4064-A can not be
processed or approved until this amendment is approved
by the Board of Supervisors.
WHEREAS, the notice of hearing was published in the Kingman
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona on November 17, 1991, and in the Mohave
Valley News, and posted November 15, 1991 as required by Arizona
Revised Statutes and Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, December 2, 1991, approved
this resolution amendment as recommended by the Mohave County
Planning and Zoning Commission and outlined herein.
