REVIEW OF ITEMS RECEIVED 11-18-91
REVISED: Final Plat, Improvement Plans
Bond Estimate, Assurance Statement
Final Drainage Report, Response Letter
1. Hwy 91 needs to be referenced to its Instrument of Recordation
(ie, where it was acquired by AHD) such as book & page of where in
the Recorders Office it is recorded, and be shown on the Final
Plat. The description labelling HWY 91 as a county highway is not
adequate.
2. The boundary corners of this development not set because of
their location within Beaver Dam Creek should have witness
monuments set on line for reference to their location and be shown
and described on the Final Plat.
3. The on-site benchmark description needs to include the

5. A description needs to be shown on the Final Plat for the 8HU
R/W monuments found and used to establish this easterly R/W.
6. If Parcels H, I and J are to be used for planting purposes,
then they should be so labeled. These parcels need to be labeled
as easements so that the full 60' R/W would be available in the
future if needed for additional pavement width.

9. The words "at surface of pavement" need to be added to the
street centerline monument description in the legend. These spikes
and shiners should be recessed slightly into ~he pavement so that
they can not be easily disturbed.
10. The Vicini ty Map shows the corners established but not set
along the 10th Standard Parallel North. It appears from reviewing
this map that these corners were proportioned between the Northwest
Closing Corner of Section 5 and the South 1/4 Corner of Section 33.
According the 1973 BLM Manual Article 5-35(2) the Standard corners
control both alignment and proportional measurement along the line.
In other words the proportion should have been made between the
Southwest Corner of Section 32 and the South 1/4 Corner of Section
33. Since the found monument at Northwest Corner of Section 5 is
a Closing Corner it is not considered a controlling monument in
reestablishing the location of the missing monuments to the East.
