PAGE 1 OF 4 nOHAVE COUNTY BOARD OF SUPERVISORS RECORDING FEE 0.00 NC RESOLUTION NO. 92-31 A RESOLUTION SETTING FORTH APPROVAL OF A PETITION OF EXCEPTION FOR INVERTED STREET, SINGLE TIERED BLOCK, AND PUBLIC UTILITY EASEMENT ON THE FRONT EIGHT (8') FEET OF LOTS IN JOY LAND PLAZA, TRACT 4098, BEING A RESUBDIVISION OF LOTS 8 AND 16, BLOCK A, FORT MOHAVE MESA RANCHOS, LOCATED IN THE SOUTH MOHAVE VALLEY AREA, MOHAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on February 3, 1992, a public hearing was conducted to determine the approval of the Petition of Exception for inverted street, single tiered lots and public utility easement (P. u. E.) on the front eight (8') feet of lots in Joy Lane Plaza, Tract 4098, being a resubdivision of Lots 8 and 16, Block A, Fort Mohave Mesa Ranchos, lying within the S~ of Section 26, Township 19 North, Range 22 West, located in the South Mohave Valley area, and WHEREAS, the owner/developer of this tract is Dennis Gootrad, Westlake Village, California. The Engineer responsible for the preparation of the drainage report and design of this subdivision is Jack Stovall, P.E., Stovall Engineers, Inc. Bullhead City, Arizona, and WHEREAS, this proposed subdivision is a resubdivision of Lots 8 & 16, Block A, Fort Mohave Mesa Ranchos. This 8.9 acre plan is located on the northeast corner of Highway 95 and Joy Lane. The southeast corner of the property is located at Calle Valle Vista and Joy Lane. The lots will have individual septic systems. The water will be provided by Bermuda Water Company. Electric will be provided by Mohave Electric, and WHEREAS, the preliminary subdivision plan was approved via BOS Resolution No. 90-84 on April 2, 1990, and WHEREAS, petitions of exception have been submitted for the following: I. Joy Lane is an inverted street. II. Single tiered block. III. PUE's on front 8' of lots. This petition is submitted as a request that the Planning and Zoning Commission recommend to the Board of Supervisors the granting of an exception from the Subdivision Regulations as outlined in Article 1.13 for the following reasons: ITEM I 1.
