EVALUATION OF A FINAL SUBDIVISION PLAN OF LAKERIDGE ESTATES,
'l'RACT 3035, BEING A SUBDIVISION OF A PORTION OF SECTION 21,
TOWNSHIP 14 NORTH, RANGE 20 WEST, LOCATED IN THE LAKE HAVASU
AREA, MOHAVE COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on January 20, 1992, a public hearing was
conducted to determine the approval of the final subdivision
plan, for Lakeridge Estates, Tract 3035, located in the Lake
Havasu area, and
WHEREAS, the owner/subdivider of this tract is South Point
Partners, scottsdale, Arizona.
The engineer of record on this
project is Hess-Rountree, Inc., of Phoenix, Arizona, and
WHEREAS, a portion of this property is contiguous with Lake
Havasu City.
It has access to the west side of State Highway 95
and abuts state land and Lake Havasu City on the northern

It abuts undeveloped land to the south and west.
street patterns form a community atmosphere with primary access
from Chenoweth Drive. More specifically two (2) connections with
Chenoweth Drive and one (1) with Highway 95, and

WHEREAS, This subdivision is being constructed, on an eighty
acre parcel of land, in a terraced pattern.
This tracts two
hundred and thirty-one (231) lots will be constructed
in two
phases.
The first construction phase will include improvements
for one hundred and twenty-two (l22) lots while the second will
improve the remaining one hundred and nine (109) lots. Lot sizes
in this subdivision range from approximately 9,000 to 16,000
square feet.
This project also includes five (5) drainage
parcels which cover approximately three (3) acres.
Offsite
improvements will be implemented with the first phase of
construction, and
WHEREAS, the water, power and telephone for this project
will all be provided by the Citizens Utilities Company.
Sewage
disposal will be provided by individual, on site septic systems.
Desert Hills Fire Department will be providing fire protection
for this project and Laidlaw Waste Systems will be providing the
solid waste (garbage) disposal, and
WHEREAS, the approval of this subdivision is based on the
understanding of the Board of Supervisors that all streets within
the subdivision shall be constructed and paved with asphaltic
concrete in accordance with Standard Specifications #171 and
101.10A or better as specified in Board of Supervisor Resolution
91-1; and the owner/subdivider shall install a water distribution
system to serve each lot within the subdivision; fire hydrants
shall be provided in accordance with the requirements of the
Desert Hills Fire Department; sewage disposal is to be handled by

a individual septics; grading and drainage related improvements
will be made as recommended by the project engineer in the county
approved drainage report; agreements will be made to extend
underground electric, telephone and water service to each lot in
accordance with Arizona Corporation Commission Regulations, these
agreements will be submitted prior to final recordation; all lots
and street centerline monuments will be staked and monumented in
accordance with Mohave County Standard Specification No. 102;
street name and regulation signs will be installed in accordance
with Mohave County Subdivision Regulations; and as a condition of
approval the owner/subdivider is responsible for the completion
of these site improvements and shall provide an assurance for all
required subdivision improvements in accordance with Article V of
the Mohave County Subdivision Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board APPROVES the
Final Plat for Tract 3035 conditional to the following:
1. The developer will make the same commitments for
improvements in the Subdivision Questionnaire to the
Real Estate Commission as required for approval of this
tract by the Board. A copy of the draft and final
report delivered to the Arizona State Real Estate
Department shall be submitted to the county;
2. Arizona Department of Environmental Quality approves
the water and sewer system installation for this
subdivision. Furthermore, the Arizona Department of
Environmental Quality approved system may affect the
final plan design requiring the placement of a sewage
disposal facility. The Board concurs with this
amendment to the final plan;
3. The owner/subdivider shall cause the engineering and
drainage related improvements to be completed as
recommended by the project engineer and outlined in the
detailed drainage report as approved by the County
Engineer. These improvements shall include any
applicable comments within the Public Works letter

4. The Final Plat for tract 3035 including the dedication
shall be properly executed and/or sanctioned by all
parties having any recorded title interest in the land
being subdivided and included on this subdivision;
5. The cost estimate, in addition to the assurance, shall
be revised to reflect the conditions as set forth by
Board of Supervisors Resolution 91-1 and the Public
Works letter dated January 6, 1992 (exhibit A).
Furthermore, the cost estimate and the corresponding
assurance shall reflect any additional regulatory cost
stipulated by the Mohave County Public Works
Department;
6. An approved method of assurance and/or surety shall be
provided in the amount of the cost estimate as approved
by the Mohave County Public Works Department for the
final recorded plat, in its entirety, and all required
site improvements;
7. A complete set of improvement plans shall be re-
submitted addressing all comments made by both Mohave
County Public Works and Planning & Zoning staffs. One
such correction is as follows:
a. Improvement plans shall be revised to show the
six (6') foot block wall to be constructed on the
one (1') foot vehicle non-access easement
(V.N.A.E.) .
8. The original signed copy of the CC&R's shall be
submitted prior to final recordation.
9 . This developments secondary access, Hyde Park Avenue,
shall be acquired and dedicated from the east boundary
to the Arizona Department of Transportation right-of-
way prior to Final plat recordation. This dedication
may be completed by separate instrument and referenced
on the Final Recorded Plat.
10. Those drainage easements outside the boundary of this
subdivision shall be granted via the recording of a
separate instrument prior to Final plat recordation.
11. Specific monumentation comments, in the Public Works
letter dated January 6, 1992 (exhibit A), shall be
corrected on the final plan prior to recordation

NOW THEREFORE BE IT FURTHER RESOLVED, corrected copies of
all documents delineated above shall be submitted for staff
review and upon receipt of the evidence that these conditions
have been met, together with the executed mylars and appropriate
recording fees, the Director of Planning and zoning will obtain
the necessary signatures from the County Departments and
officials and cause the final plat for tract 3035 to be recorded.
NOW THEREFORE BE IT FURTHER RESOLVED, that notice of hearing
has been met and published throughout this subdivision process
and the public was afforded notice of this final action through
advertisement of the Board of Supervisors' meeting for this date.
