PAGE 1 OF 3 MOHAVE COUNTY BOARD OF SUPERVISORS RECORDING FEE 0.00 NC RESOLUTION NO. 92-18 A RESOLUTION SETTING FORTH THE REZONING OF PARCEL 522C, STOCKTON HILL RANCHES UNIT 11, FROM: A-R/10A (AGRICULTURAL RESIDENTIAL/TEN ACRE MINIMUM LOT SIZE) ZONE, PROPOSED TO BE: A-R/5A (AGRICULTURAL RESIDENTIAL/FIVE ACRE MINIMUM LOT SIZE) ZONE, LOCATED IN THE KINGMAN AREA, MOHAVE COUNTY, ARIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on January 6, 1992, a public hearing was conducted to determine whether approval should be granted to James and Mary Ellen Teeter of San Diego, California for a zone change from existing A-R/10A (Agricultural Residential/Ten Acre Minimum Lot Size) zone to A-R/5A (Agricultural Residential/Five Acre Minimum Lot Size) zone on Parcel 522C, Stockton Hill Ranches, Unit 11, Section 6, Township 22 North, Range 16 West, occupying the southwest corner of Calle Alamo and West Massachusetts Drive in the Kingman area, and WHEREAS, Section 6 is approximately three (3) miles north of the Butler area and approximately one and one-half (1.5) miles east of Stockton Hill Road. The subject property is accessed from Stockton Hill Road via Cactus Wren Drive (approximately four (4) miles north of Northern Avenue), east approximately one and one-half (1.5) miles to Cherum Road, north approximately one-half ( .5) mile to Calle Castano, east approximately one and eight- Resolution No. ~18 . Page 2 PAGE 2 OF 3 BK 1992 PG 569 (FEEt92- 1090) tenths (1.8) miles to Hualapai Road, north approximately one (1) mile to Calle Alamo, west approximately twelve hundred (1,200) feet, and WHEREAS, review of the floodplain map #040058-2155B indicates this parcel to be clear of a designated floodplain. The property is currently vacant. Surrounding land uses consist primarily of vacant land although a few homes do exist in the area. The applicant desires to split this 20+ acre parcel into one 10 acre parcel and two 5 acre parcels, and WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on December 11, 1991, the Commission recommended APPROVAL of the proposed zone change and resultant lot split contingent upon the following conditions: 1. The three parcels be zoned A-R/5A (Agricultural- Residential/Five Acre Minimum Lot Size). 2. Submittal and recordation of a Parcel Plat prepared in accordance with Article 3.16 of the Mohave County Subdivision Regulations. 3. The establishment of a minimum lot size based on the size of parcels per the recorded Parcel Plat. 4. Each parcel shall have legal access. 5. The three parcels shall meet or exceed five (5) acres exclusive of road easements or rights-of-way. 6. The Parcel Plat shall show any surface drainage or FEMA flood zones. 7. The Board of Supervisors accept the dedication of a sixty (60') foot right-of-way (MaSsachusetts Drive) along the east boundary and a thirty (30') foot right of way (Rhode Island Road) along the south boundary of this parcel. In addition, a minimum twenty (20') foot radius curve established at the northeast and southeast corners of this parcel. This shall be approved through Resolution No. 92-18 "-,> Page 3 the recording of the resolution authorizing this zone change, and that the dedication statement and dedication be shown on the Parcel Plat. 8. No building/zoning permits shall be issued until after Parcel Plat: recordation. 9. That appropriate zoning/building/environmental permits be obtained. 10. The :cezone shall not become effective for at least thirty (30) days after final approval of the change in classification by the Board of Supervisors. Being February 6, 1991, as per ARS 11-829E. 11. PAGE 3 OF BK 1992 f'G WHEREAS, the notice of hearing was published in 3 570 (FEE~92- 1090) the Kingman Daily Miner, a. newspaper of general circulation in Kingman, Mohave County, Arizona, on December 22, 1991, and posted December 20, 1991 as required by Arizona Revised Statutes, and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED,that.the.Boardof Supervisors at their regular meeting On Monday, January 6, 1992 approyedthis change in zoning as recommended by the Mohave County Planning and and outlined herein.
