PAGE 1 OF 3 i10HAVE COUNTY BOARD OF SUPERVISORS RECORDING FEE 0.00 NC '6?J~b RESOLUTION NO. 92-16 A RESOLUTION SETTING FORTH THE REZONING OF THE SOUTHERN 826 FEET OF PARCEL 531, STOCKTON HILL RANCHES UNI'f 11, FROM A-R/IOA (AGRICULTURAL RESIDENTIAL/TEN ACRE MINIMUM LOT SIZE) ZONE, PROPOSED TO BE: A-R/3A (AGRICULTURAL RESIDENTIAL/THREE ACRE MINIMUM LOT SIZE) ZONE, LOCATED IN THE KINGMAN AREA, MOHAVE COUNTY, ARIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on January 6, 1992, a public hearing was conducted to determine whether approval should be granted to Therese Francois of San Diego, California for a zone change from ... existing A-R/ lOA (Agricultural Residential/Ten Acre Minimum Lot Size) zone to A-R/3A (Agricultural Residential/Three Acre Minimum Lot Size) zone on the southern 826 feet of Parcel 531, Stockton Hill Ranches Unit 11, Section 7, Township 22 North, Range 16 West, bounded by Calle Castano, Calle Blanca, Illinois and Kentucky Drives in the Kingman area, and WHEREAS, Section 7 is approximately two (2) miles north of the Butler area and approximately one and one-half (1.5) miles east of Stockton Hill Road. The subject property is accessed from Stockton Hill Road via Cactus Wren Drive (approximately four (4) miles north of Northern Avenue), east approximately one and one-half (1.5) miles to Cherum Road, south approximately 240 feet ........ .. . Page 2 PAGE 2 OF 3 BK 1992 PG 563 (FEEt92- 1088) to Calle Blanca, east approximately one (1) mile to intersection of Illinois Drive and Calle Blanca, and WHEREAS, review of the floodplain map #040058-2155B indicates this parcel to be clear of a designated floodplain. The property is currently vacant. Surrounding land uses consist primarily of vacant land. The applicant desires to split this 12+ acre parcel into three 3+ acre parcels, and WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on December 11, 1991, the Commission recommended APPROVAL of the proposed zone change and resultant lot split contingent upon the following conditions: 1. The three parcels be zoned A-R/3A (Agricultural- Residential/Three Acre Minimum Lot Size). 2. Submittal and recordation of a Parcel Plat prepared in accordance with Article 3.16 of the Mohave County Subdivision Regulations. 3. The establishment of a minimum lot size based on the size of parcels per the recorded Parcel Plat. 4. Each parcel shall have legal access. 5. The three parcels shall meet or exceed three (3) acres exclusive of road easements or righ"ts-of-way. 6. The Parcel Plat shall show any surface drainage or FEMA flood zones. 7. The Board of Supervisors accept the dedication of a thirty (30') foot right-of-way along the east and west boundaries of this parcel, and twenty (20') foot radius curves established at the southeastern and southwestern corners of this parcel. In addition the granting of an eight (8') foot PUE along the west and east boundaries of this parcel. This shall be approved through the recording of the resolution authorizing this zone change, and that the dedication statement and dedication be shown on the Parcel Plat. ... ~ -- .. .. That appropriate zoning/building/environmental permits be obtained. 10. The rezone shall not become effective for at least thirty (30) days after final approval of the change in classification by the Board of Supervisors. Being February 6, 1991, as per ARS 11-829E. 11. I f these conditions are not met within one (1) year this approval shall be void. If at the expiration of this period the property has not been improved for the use for which it was conditionally approved, the Board after notification by registered mail to the owner and applicant who requested the rezoning shall schedule a public hearing to grant an extension, determine compliance with the schedule for development or cause the property to revert to its former zoning classification in accordance with Arizona Revised Statutes Annotated, Title 11, Chapter 6, 11-832. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, on December 22, 1991, and posted December 20, 1991 as required by Arizona Revised Statutes, and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, January 6, 1992 approved this change in zoning as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
