A RESOLUTION SETTING FORTH THE REZONING OF A PORTION OF PARCEL B,
NEW KINGMAN ADDITION UNIT 11, TRACT 1104, TO BE KNOWN AND
SUBDIVIDED AS COLLEGE TERRACE, TRACT 3040, FROM: R-M/8A (MULTIPLE
FAMILY RESIDENTIAL/EIGHT ACRES MINIMUM LOT SIZE) ZONE, PROPOSED
TO BE: R-M/9M (MULTIPLE FAMILY RESIDENTIAL/NINE THOUSAND SQUARE
FOOT MINIMUM LOT SIZE) ZONE, LOCATED IN THE KINGMAN AREA, MOHAVE
COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on January 6, 1992, a public hearing was
conducted to determine whether approval should be granted to
Daniel J. Courselle of Camarillo, California for a zone change
from existing R-M/8A (Multiple Family Residential/Eight Acres
Minimum Lot Size) zone to R-M/9M (Multiple Family Residential
Nine Thousand Square Foot Minimum Lot Size) zone, occupying the
southeast corner of College Drive and Jagerson Avenue in the
Kingman area, and
WHEREAS, Parcel B is approximately one (1) mile north of
Northern Avenue and approximately three-quarters (.75) mile east
of Stockton Hill Road.
Access to the subject property is from
Stockton Hill Road via Jagerson Avenue, and
WHEREAS, review of floodplain map #040058-2165C indicates
this area to be in a designated minor floodplain.

currently vacant.
Surrounding land uses consist of the Kingman
Campus Mohave Community College to the north, mobile homes and
vacant land to the south and vacant commercially zoned Parcels A
& C to the east and west respectively. This portion of Parcel B
was originally zoned for a large scale multifamily site. 'l'he
proposed subdivision consists of thirty-one (31) lots, each
having a proposed fourplex apartment building.
Lots will be
served by Kingman Sewer system.
The subdivision received
preliminary plat approval at the November, 1991 Co~nission
meeting, and
WHEREAS, at the public hearing before the Mohave County
Planning and Zoning Commission on December 11,
1991, the
Commission recommended conditional APPROVAL of the requested
rezoning with the applicant understanding and accepting the
following conditions:

6. If Phase II is not recorded within one year after the
recordation of Phase I, the developer shall improve the
common area so the occupants of Phase I can utilize
this amenity.
7. The rezo~e sha~l become effectiv~ ~pon the recordation
of the Final Plat. !! development is phased, then only
the zoning for that phase shall become effective.
WHEREAS, the notice of hearing was published in the Kingman
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona, on December 22, 1991, and posted December
20, 1991 as required by Arizona Revised Statutes, and the Mohave
County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, January 6, 1992 approved this
change in zoning as recommended by the Mohave County Planning and
Zoning Commission and outlined herein.
